• Reporting on project progress, liaising with stakeholders and building strong working relationships

• Setting up the shopping mall facility project from Scratch, negotiating contracts for mall specialist contractors (28 Nos) for hard services and leading a team of over 300 direct and indirect reports.
• Managing soft services contractors like Cleaning, Car wash, Valet Parking, Pest Control, Waste management, landscaping among others.
• Carrying out inspections on ongoing fit outs works, receiving handovers on completed fit out projects and managing facility related projects as well.
• Generating high level reports to senior management on critical issues requiring attention and carrying any other duties as assigned by the Director & Head of Facilities Management.
• Oversee and supervise all facilities maintenance works & projects in the Foreign commonwealth offices as well as Management and coordination of all Estates Maintenance Services.
• Managing the planned and reactive maintenance activities for Cleaning & Housekeeping works, MEP, Firefighting, fit-out Projects, refurbishments and facility management services in line with international/UAE regulations.
• Preparation of monthly operational reports in line with the Key Performance Indicators (KPI’s) and Service Level Agreements (SLA’s)
• Coordinating project & all maintenance activities, preparation and submissions of project progress reports, Budget/financial statements, cost controls, accounting among others.
• Taking lead on Continual improvement audits, innovation/ Sustainability initiatives and constant monitoring of performance for both Hard and Soft services
Responsibilities
• Management of all Facilities Management Services, contractors and service providers for the delivery of Facility management services in line with their contractual requirements.
• Coordinating fit out Project works, reviewing/approving design drawings and carrying out site inspections on works conducted by fit out contractors in shopping mall complex.
• Carrying out audit inspections on service providers on the ongoing project works, maintenance and operations works for quality as well as Monitoring the performance of all hard and soft services.
• Managing scheduled Planned preventive maintenance(PPM) and reactive works by specialized sub-contractors on maintenance contracts as well as carrying out duty manager responsibilities in Burjuman Mall, Reef Malls, business tower and residence apartments
• Formulating reports to higher management on all the ongoing projects and maintenance activities with regards to Mechanical, HVAC (Centrifugal Chillers), Plumbing systems (Water fountains), Fire fighting, BMS, Electrical systems among others.
• Coordinating and arranging for third party testing/certification in compliance with Dubai Municipality/Dubai Civil Defence and other local/international regulations and authorities where necessary.
Key Result Areas
• Carrying out Facilities Management Services in line with the QHSE policies/procedures and safe systems of work, that support the Serco Integrated Management System (IMS), UAE legislation as well as regulatory compliance for the best industry practice standards.
• Supervision of in-house multidisciplinary teams and specialized contractor’s/service providers for Cleaning, Catering/Kitchen equipment, Firefighting, Pest Control, Mechanical, Electrical, Plumbing, Building fabric, HVAC among others.
• Preparation of high-level business cases, monitoring and tracking projects and minor new works progress in Al Min Had Air base (Australian Defense Force)
• Managing client/stakeholder’s effective relationship and maintain comprehensive reactive works or projects documentation
• Managing multiple projects by tracking performance and completion of deliverables, as well as ensuring that projects are delivered on-time, within the scope and within budget.
• Evaluating risk assessments for all service-related tasks along with managing frequent health & safety tours and audits & inspections
• Administering; Purchasing, reviewing subcontractor invoices and controlling departmental budgets to ensure that the expenditure is on target against the planned annual budget spend

• Received the Employee & Team of the Month Awards in recognition of providing innovative ideas on improved Preventive Maintenance and rolling out retrofitting/replacement program for R-22 Refrigerant \{HCFC\} group of air conditioners with HFC-Ozone friendly ones in view of reducing carbon emissions and global warming (Corporate sustainability initiatives)

• Supervised Facility maintenance Operations, repairs, and maintenance of Chillers, Air conditioning units, Programmable Logic Controllers for cargo handling equipment in the Emirates Sky cargo/Dubai flower center warehouses.
• Managed installations, repairs and maintenance of all the Hangar and EK Sky cargo warehouse Facilities in Dubai International Airport and ensuring that maintenance services are undertaken with the required time frames and standards
• Executed Sustainable energy saving measures, research on systems to reduce breakdowns and conducted company awareness campaigns on the reduction of carbon emissions & effects of Ozone depletion with CFC Refrigerants used in HVAC Systems
