Developing and implementing clear strategies for improvement of FM operations across Meraas’ portfolio of assets managed by the CMD;
• Assist day-to-day for retail FM operations to ensure that they are proactively managed and maintained to a high standard, to simultaneously achieve service excellence and high level of client satisfaction;
• Adherence to HSE and Security policies and procedures, on a day-to-day basis and in cases of emergency or when crisis management procedures need to be implemented;
• Introducing best practice systems, procedures and prepare for ISO accreditation.
• Day to day support to all teams both retail and residential technical FM
• Conduct periodic inspections for all the assets
• Monitor and measure contractor PMS
• Communicate with various stakeholders

• Oversee FM companies PPM and carry our investigations and write reports PM versus Reactive
• Write technical scopes of works for all infrastructure, MEP and controls

• Review monthly reports and provide technical oversight
• Prepare scope of works and conduct technical review of proposals for CAPEX works

• Develop facility management strategy for awarded contracts and group facilities which delivers high level of support and service to all clients and events owners
• Implementation of the strategy, at all times ensuring that best value is achieved and effectively monitored and reported so that ongoing improvement can be made
• Participate on health and safety polices ensuring all work is compliant to relevant legislations
• Develop quality system for the department to ensure consistent sets of standards are implemented
• Lead the supplier management process, developing key relationships and driving cost reduction and service delivery
• Provide conditional survey for the new handed projects including major checklist on all system’s condition and possible recommendations
• Develop and maintain equipment’s asset register for buildings and formulate an appropriate equipment’s replacement program
• In consultation with client, ensuring detailed routine and preventative maintenance programs are followed within standards and agreed budgets
• Ensuring that all agreed procedures for the repair and replacement jobs are maintained according to agreed SLA’s and KPI’s
• Ensuring that technical and facility requirements of the safety are met, and effective records are kept
• Support the client on event’s days to manage the facility within required operations
• To Investigate and respond to complaints from members of the public as they relate to facility management quality and responsibilities
• Carry out duties to assist client mission statement in line with the company core’s value
• Managing office systems, which may include IT and CAFM systems customizations
• Advising on energy efficiency and provide initiatives assisting client on possible solutions for reduction of load consumption
• Managing services such as cleaning, waste disposal, and Landscaping
• Leads the team in the implementation of energy management system

• Develops comprehensive technical reporting methodologies on strategic direction of various operational requirements
• Handover new projects from contractors for MEP systems

• Monitors the statutory testing of services such as fire alarm and other life safety systems
• Plan, prioritize, assign, supervise, review, and participate in the work of staff responsible for facility maintenance
• Establish schedules and methods for providing facility maintenance services identify resource needs, review needs with appropriate management staff, and allocate resources accordingly
• Participate in the development of goals and objectives as well as policies and procedures, make recommendations for changes and improvements to existing standards, policies, and procedures, participate in the implementation of approved policies and procedures, monitor work activities to ensure compliance with established policies and procedures
• Participate in the preparation and administration of the facility maintenance budget, submit budget recommendations, monitor expenditures, prepare cost estimates, submit justifications for equipment and monitor budget expenditures
• Prepare documents for equipment procurement, prepare specifications and contracts for contract services
• Train or coordinate training in facility maintenance and safety methods, procedures, and techniques
• Develop and organize preventative maintenance and safety inspection programs for all facilities and equipment.
• Assist in the preparation of various contracts, requests for proposals and reports.
• Attend and participate in professional group meetings, maintain awareness of new trends and developments in the field of facility maintenance, incorporate new developments as appropriate into programs
• Coordinate with contractors in providing contract services
• Answer questions and provide information to the public; investigate complaints and recommend corrective action as necessary to resolve complaints
• Conducts regular inspections/audits of buildings and drive proactive resolutions to ensure the standards are maintained at all times
• Reviews service provider/contractor performance
• Reviews work schedules, service level agreements, reports and scope of works to ensure the best of standards are maintained at all times
• Organizes regular meetings with service providers to drive overall site management
• Advises Senior Management on any non-conformance or non-performance of service providers and recommend appropriate actions to be taken (proactive, reactive or corrective)
• Manages process to proactively update Senior Management on any maintenance requirements
• Ensures all statutory requirements are fulfilled and up to date
• Manages crisis and emergencies at any/all times of incident and reporting the same to respective authorities, whilst escalating the same through established policies and processes
• Supervises team’s activities to ensure required/expected standards are met, Identifies and recommends team’s professional development, provide performance feedback to team members for continual improvement, delegates work with clear instructions to team
