Musanada Schools - Package 3 - FM Operations Start up Jul 2014 - Ongoing
Musanada is a Government Entity which manages projects and facilities of all Abu Dhabi Government entities. Ejadah manages 47 schools of Abu Dhabi Education Council (ADEC) on behalf of Musanada.
Prepared mobilisation plan and updated it weekly to monitor project start-up progress, selecting site survey technical team, organising permission and tools for survey, performing condition survey of 47 schools and preparing snag reports, undertaking de-snagging inspection and reporting to client.
Uncovered additional hidden costs pre-mobilization and agreed additional budget with client; total budget AED76m.
Liaised with HR and Administration Departments to recruit around 1, 000 site staff.
Developed critical spare parts list of 1500 items to manage the contract in the absence of data from the client.
Provided specifications and organized site surveys for finalising specialised services vendors; finalised 18 (99%) of vendor contracts on time, despite limited budget and incomplete information on assets and spares.
Ensured finalisation and takeover of sites from outgoing FM vendor.
Collaborated with QHSE Department to finalise training matrix, risk assessments and safety survey/audit.

Supported site operations team during first three months of operations. Monitored and supported call centre set-up and operations.

Mobilisation of The City Walk Jumeirah-The Avenue Mall of Meeras Holdings Aug 2013 - Dec 2013
City Walk is a high-end prestigious retail mall by Meraas Holding providing, hosting 52 outlets.
Undertook condition survey and reporting pre start-up, submitted snagging reports to client, enabled de-snagging, commissioning and takeover from project vendors, selected spares and SSM vendors and hired site technical staff.
Prepared Opex and Capex budget for client.
Facilitated successful takeover from projects team despite project delays.
Oversaw start-up of FM operations and generated initial weekly and monthly management reports. Coordinated with client and event management vendors. Prepared and gained approval for PPM plan and operations budget.

Mobilisation of Staff Accommodations of Jiwin Properties at Al Quoz and Sonapur Apr 2013 - Jul 2013
Jiwin Investment is Part of HH Hamdan Properties. It has two big labour accommodations - One at Sonapur with 18 buildings (around 2, 200 units, ) a mosque and a retail shopping centre and second at Al Quoz with 12 buildings (around 1, 500 units), a mosque and a retail shopping centre.
Directed condition survey, snagging and takeover from Vaksons-Outgoing FM vendor.
Generated and submitted operations budget for client approval.
Established site stores with a complete inventory management system.
Prepared technical report with full financial and payback analysis on non functional fire and gas system and secured client approval for system rectification and upgradation. Ensured Civil Defence Certification (pending for three years).
Proposed AED1m budget and plan for rectification works which, when implemented, increased occupancy from 70% to 100% and reduced energy costs by 3%.
