Duties & Responsibilities:
Reporting to the Director of the Facility & Property Management where applicable in the day to day operations and maintenance of the facilities.
Proactively implement a Preventive and Predictive Maintenance practices and manage repairs of the building operating system, Plant operations, HVAC system, Chiller System, Emergency Generator System, High Voltage and Low Voltage Distributions and the Life Safety.
Develop and Train staffs to work with or without supervisions in able to received high performance value from the Facilities Resources.
Attend on call meetings on Contractors, Tenants, in able to discuss issues, complaints and to give immediate solutions.
Assist in budget development and administer the approved budget for the Facility Maintenance Cost, and to ensure the expenditures is appropriate in both amount and applications on the projects.
Protect the company’s interest and image by supporting and enforcing company policies, procedures and to be serve as a positive representative to the internal and external communities.
Review As-built drawings pertaining to MEP and control wiring diagram.
To supervise engineering teams and maintenance staffs in different crafts and skills, monitor a day to day task and accomplishments within a timelines.
Monitor monthly Preventive Maintenance for Chiller System, Cooling Towers, HVAC System, AHU (Air Handling Units)
Control Panels, ( FCU’s )- Fan Coil Units, Electrical Panels and all Equipment machines, and to maintain breakdown record.
Research and recommend solutions to the designs, documents problems, including conflicts, interferences and errors/ omissions.
Maintain and update the shop drawings, log, review Shop Drawings and Submittals.
Coordinate submittals and procure all close-out documents including warranties and Operating and Maintenance Manuals
