•Responsible for Project Management & Facilities Management across KSA & UAE.
To plan and manage the execution of retail/building projects of the Group from inception to completion by effectively managing contractors, materials and all applicable/available resources to ensure completion of the projects within the agreed specification/quality standards, budgets and timelines so as to meet stakeholders communicated objectives.
•Formulate suitable approach and plan for projects function in consonance with Group's business direction and building needs.
•Develop project specific program detailing scope of work based on the client's brief of building requirements. Set budgets, design, time scales & project plan and / or review project feasibility in terms of budget and time scale (as applicable) and agree to project plan with parties involved.
•Engage suitable design and consulting firms and advice on site, designs and layouts and legal compliance. Float tenders, invite and review proposals, select and appoint contractors & suppliers of services and equipment/materials.
•Engage all aspects of project implementation for smooth start and on course completion. Direct & monitor all aspect of construction work, assuming of schedule, quality & contractual compliance at each stage.
•Review project progress for all ongoing projects on a continuous basis, optimize on resources/budgets by employing cost effective measures and take timely action to address any deviations to ensure projects are completed within specified parameters.
• For year 2022 had a budget of AED 10 Million with CAPEX of AED 9 Million & OPEX of 1 Million AED.
• Responsible for Facilities Management of all facilities such as Showrooms, Service Centers, Offices & Warehouses to include Axiom Head Quarters Complex in Dubai. A uniquely designed state of the art structure with a built up area of 32, 000 SQM (google search - axiom telecom head office silicon oasis )
• Responsibilities also include asset management (over 1500 + assets), procurement, etc.
• Created sustainable improvement initiatives (solar energy) to ensure efficient use of energy.

•Engage all aspects of project implementation for smooth start and on course completion. Coordinate works for all disciplines between the European Consultants and contractors for successful completion of the projects.
•Review project progress for all ongoing projects on a continuous basis, optimize on resources/budgets by employing cost effective measures.
•Lead, manage, guide and motivate people engaged in the project to work to their best potential and promote smooth working relations within the team to achieve business results effectively.
•For the year 2008/2009, successfully completed Thirteen (13) high end fashion showrooms (European brands) such as Jimmy Choo, Pucci, Stella McCartney, Moschino, Zanotti, Mamas & Papas (3 showrooms), Missha (4 showrooms) and COZI (F & B - 3 restaurants) to include the Group's head office in Jeddah.
• To manage projects from initiation to completion, successfully meeting the expansion plan of the company in order to achieve an increased presence in the region. For financial year 2006/2007, I achieved a total of 72 new businesses across two different brands.
• To manage and initiate the flow of information and documentation between the project team and the upper administration in order to assure all parties involved are updated at all times.
• To develop and manage project timelines to ensure successfully project delivery.
• To manage and maintain a data base of all designers, contractors and suppliers in order to maintain smooth flow of operations.
• All Shop designs are reviewed, commented and passed on to Group Business Development & Expansion Manager.
• All bills of quantities submitted by contractors in tender for projects are reviewed and recommended to ensure that the project cost is within the specified budget.
• Responsible to set the timeline for the Project.
• Successful Projects included:
o Full review and execution of new security plan across KSA.
o Design & delivery of new furniture pieces i.e. Gondolas across all new showrooms.
o Delivery & Execution of new ‘Shop works’ design into all ‘A’ grade Showrooms across KSA. The design took advantage of new consumer behavior trends in the mobile industry.
• Responsible for design & build of Warehouses and Regional Head Offices.
•Responsible for duties and work assignment based on Quality Control Assurance type program, which includes monitoring of the performance of Operation & Maintenance of Commercial Terminals, ACC & PCC pavements such as: Runways, Taxiways, Apron parking, Aircraft movement areas, Surfaced Roads, Car parks.
•Actively involved in Upgrading, Rehabilitation and Construction projects such as Re-roofing and Water proofing of critical facilities, Upgrading of Restrooms, Re-surfacing of Roadways, Construction of Ammunition Room, Inspection Room, etc.
•Prepare Tender documents such as Bill of Quantities, Scope of works, General requirement and conditions, etc. for Upgrading & Re-habilitation projects and review upon its receivable.
•Receive, review, prioritize, coordinate and interface all maintenance activities between KKIA departments, contractors, tenants and government agencies to expedite and complete all pending and critical jobs and ensure maximum quality of works is achieved.
•Participate in the performance evaluation of contractor(s) and tenant(s) activities in the Terminals and surrounding areas.
•Assist in preparing and/or prepare studies and investigation in the area of responsibility, including review and evaluation of new projects.
Accomplishments
At KKIA successfully completed following Construction, Rehabilitation and Upgrading projects:
•Construction of Ammunition Room and Inspection Room.
•Re-roofing and waterproofing of Commercial Terminals and seventeen (17) other critical facilities with Ballasted Roofing System Design with Ethylene Polymer Die Membrane (EPDM) water proofing membrane covering over 110, 000 sq. meters.
•Resurfacing of 53 km of Asphalt Roadway network to include repair and rehabilitation of thirteen (13) bridges throughout the Airport.
•Rehabilitation and Upgrading of 74 Restrooms at commercial terminals.
•Replacement of 16, 000 Sq. meters of carpet with Marble and Ceramic tiles at Commercial Terminals.
• Responsible for duties and work assignments based on Quality Control Assurance type program, to include monitoring and inspection of KKIA facilities.
• Ensure that all KKIA facilities are maintained in a reliable and efficient operating condition; that all Facility Maintenance Contractors maintain the facilities in accordance with the specifications stipulated in their respective contracts; and that all warranties are in effect and contractors comply with specific terms, conditions and obligations as required by their respective contracts.
• Randomly monitor contractor’s manning, compliance with KKIA policies and procedures, utilization of equipment and bench stocks and practices to respond to O&M requirements.
• Responsible to ensure that O & M Contractors implements the Preventive Maintenance (PM) schedule and reviews deficiencies noted during Preventive Maintenance to initiate Corrective Maintenance (CM).
• Responsible for Civil and Structural inspection.
• Inspection and checking of form, reinforcement, shuttering, concrete and finishing works.
• Review specifications, designs and procedures for safety and code performance.
• Worked directly with contractor in successfully completing the multi-million rupee high rise corporate cum housing complex within the stipulated time. Also prepared preliminary and final site reports
•Construction and supervision of all trades from concrete civil works to architectural, finishing and technical trades.
•Successfully completed multi-storied office complex (2 projects) within the stipulated time and budget.
•Scheduled and assigned fieldwork ensuring completion within time frames.
