Role: Looking over the facility management of prestige polygon commercial office space.
• Performing gamut of operations pertaining to:
o Equipment Preventive Maintenance
o Facility Management(Including Housekeeping & Security)
o Building Maintenance
o Inspection & avoiding energy wastage
• Checking the maintenance of 33KV/440V substation & ensuring uninterrupted power supply by maintaining Diesel Generator Sets during the time of power failure
• Looking after the operations and maintenance of:
o Major equipment such as HT/LT Electrical Distribution, D.G. (3*2000KVA), Transformers (3*2000KVA), UPS (1*30KVA & 1*5KVA), Lift (9 no.s), HVAC System, Chillers (4*400TR Air & Water Cooled), AHU, Security Cameras and Fire fighting/ PHE/ BMS Systems
o Water Treatment Plant (WTP) and Sewage Treatment Plant (STP)
• Executing miscellaneous activities operations such as:
o Raising Work Order
o Preparation of daily report
o Maintenance of preventive maintenance documents and equipment history
• Managing all statutory licenses and required records as per the various acts (CEIG, Pollution Control Board and Fire & Rescue, Govt. Authority etc.)
• Dealing with government organisation and other establishments in relation with building and Maintenance related jobs; responsible for planning, costing and execution of various projects inside the premises
• Analyzing:
o Day-to-day problems which are recurring in nature and finding solutions for the same
o Cost spent in the department
• Looking after the appraisal of the staff with the help of Shift Engineer and System Incharges
• Analyzing the complaints and taking necessary actions/ personnel decisions regarding the staff with the guidance from AGM-Facility Management
• Performing gamut of operations pertaining to:
o Equipment Preventive Maintenance
o Facility Management
o Building Maintenance
o Inspection & avoiding energy wastage
• Checking the maintenance of substation & ensuring uninterrupted power supply by maintaining Diesel Generator Sets during the time of power failure
• Looking after the operations and maintenance of:
o Major equipment such as HT/LT Electrical Distribution, D.G. (2*725VA), Transformers (2*1250KVA), UPS (2*60KVA & 2*30KVA), Lift (5 no.s), HVAC System, Chillers (3*248TR Air Cooled), AHU, Package Unit, Firefighting/ PHE/ BMS Systems and Air Compressors
o Water Treatment Plant (WTP), Sewage Treatment Plant (STP) and Reverse Osmosis Plant (RO)
• Executing miscellaneous activities operations such as:
o Raising purchase request
o Preparation of daily report
o Maintenance of preventive maintenance documents and equipment history
• Managing all statutory licenses and required records as per the various acts (CEIG, Pollution Control Board and Fire & Rescue, Govt. Authority etc.)
• Dealing with government organisation and other establishments in relation with Hospital and Maintenance related jobs; responsible for planning, costing and execution of various projects inside the hospital premises
• Analyzing:
o Day-to-day problems which are recurring in nature and finding solutions for the same
o Cost spent in the department
• Looking after the appraisal of the staff with the help of Junior Engineer and System Incharge
• Analyzing the complaints and taking necessary actions/ personnel decisions regarding the staff with the guidance from Sr.GM (Operations)
• Responsible for disciplined departmental functioning including:
o Participating and contributing in departmental quality initiatives
o Checking in the logbook for days work
• Looked after the smooth functioning of all electrical units and equipment for the safety of its occupants
• Carried out scheduled checks, inspections, and detected electrical malfunctions, if any
• Maintained records of daily consumption and followed stipulated safety procedures and regulations of working
• Involved in:
o Repairing, replacing and refurbishing damaged electrical units
o Reporting electrical faults and submitting maintenance reports to the supervising authority
• Confirmed/ placed order for spare parts and maintained an inventory record of the same
• Managed proper record of all electrical repair and maintenance works
• Assured operation & maintenance of electrical equipment such as 250KVA DG 2 no.s, 20KVA UPS 3 no.s, Power Plant of 1500Ah 2no.s, Split AC 2Ton 10 no.s, Precision AC 11Ton 4 no.s, etc.
