Position: Corporate Real estate Development / Owner Rep. responsible for the group mixed - use development projects in KSA, Qatar and Lebanon.

These projects vary from Hospitality projects to high end residential compound and regional HQ offices. The preliminary budget of these real estate projects exceeds the 3 billion SAR subdivided into five main projects.

Involvement and duties cover but not limited to:
*Work with executive management to set up the real estate department strategy and business plan.
*Liaise with corporate procurement department to identify the best management organization chart for every project mainly designers, contractors and specialists to build a cohesive workable delivery team.
*Oversee investment strategy for on-going real estate projects; undertake different scenario analysis to obtain the best commercial outcome.
*Ensure compliance with internal / external policies and procedures as well as legal documentation for projects development activities at all levels
*Ensure that adequate time, cost and quality monitoring systems are in place throughout the different development phases (design and construction).
*Anticipates issues, plan teams activities and own tasks well to ensure they are completed within set deadlines.
*Develop and maintain business relationship with strategic partners such as hotel’s operators, design consultants and local authorities.

Involvement and duties cover but not limited to:
* Lead the process of defining a sound development strategy for every project
* Prepare financial investment analysis including budgeting & planning
*Evaluate the market feasibility study and issue all contractual documentation to third parties as per company policy and procedures
* Project development strategy from idea inception to asset handover.
* Procure the best management organization chart for every Project
* Monitor construction and design progress, payments and cash flow
* Establish risk management log sheet with related monitoring process
* Manage the activities of about 9 senior members in the department

THE SIGNATURE HIGH RISE TOWERS designed by ZAHA HADID with 430 m height and which consist of 3 high rise towers dedicated for office, serviced apartments and 5 star hotel operated by JUMEIRAH.

Some of these projects are: Executive Towers in Business bay, Hotel in Culture Village, The VILLA’s and SHUROOQ. The bulk of these developments are around 19 billion sqft for a budget of 16 billion AED.

Involvement and duties cover but not limited to:
* Carry out the development process from feasibility till handover
* Monitor the implementation of Sustainable Building Design - LEED
* Establish with the appointed consultant the project delivery strategy.
*Establish Projects Design Brief, Cost Plan & prequalification process
* Review all design submissions such as: content, quality, constructability, value and adherence to the agreed design deliverables up to tender.
* Oversee Project delivery in terms of cost, time and quality standard
* Managing the daily operations of about 15 senior managers.

The total development is for 2.3 billion sqft for a budget of AED 1.9 billion

Involvement and duties cover but not limited to:
* Design management and site supervision in liaison with the appointed PM
* Coordinate the activities of all International & local design consultants such as: RTKL, HOK, Wilson Associates, Aedas, Bliss Fasman, and Arif - Bintoak
* Budget estimate, Cost control and Business plan preparation
* Monitor with the PM the project schedule, work progress & bids evaluation
* Manage the work of about 20 technical member including PMC.

The project consists of 376 keys + all associated areas in the heart of Beirut Central District for a cost budget of 50 M US$ and an area of 420, 000 sqft

Job description cover:
* Design management and site supervision
* Follow up with all the overseas and local project divisions located in Beirut & Paris as well with contractor and suppliers
* Daily coordination and communication with the appointed PM
* Validate and certify the monthly interim payment certificate
* Monitor and check the variations orders throughout the work progress
* Evaluate all the materials submittals as per the specs documentation
* Carry out all the correspondences to the Contractor & Client.
* Develop and maintain project management systems necessary to streamline the work progress versus actual planning schedule and maximize productivity
* Make regular site visits to monitor projects progress versus actual schedule
* Ensure coordination between all disciplines and construction teams.
* Work with executive and Senior Management team to increase efficiency.
