• Overall design project management lead to include project definition, design and cost planning.
• Supporting, understanding and advising to the requirements and obligations in the development of a building design
• Prepare massing and zoning analysis of new sites and projects for potential acquisition, including project size and site requirements, and applicable approvals and permits
• Preparation of Soft Cost Budgets, and set the criteria of selection of architects, and other design consultant candidates for each project.
• Preparation of development briefs, and on-going coordination & management of project schedule for design milestones.
• Prepare a development process and tasks standard (design stages)
• Prepare an evaluation standard for projects to determine the project approach for outsourcing the tasks or keep them in house
• Prepare scope of service and appropriate budgets for services for Project Architect, Project Designer and other design professionals.
• Prepare RFPs for design services and response to RFIs issued by consultants in relate to the design stage.
• Review and evaluate proposals received from third parties related to design scope of work.
• Ensuring the design process recognizes current legislation, standards and codes of practice where appropriate
• Ensuring design information is of the right quality and keeps pace with project timescales
• Organize and manage design team to define and align project vision with ownership & stakeholders.
• Participates in concept, schematic, and design development phases of the project
• Review the design concepts, floorplans, section, elevations, and other drawings for the Project and provide feedback, design suggestions and alternatives to assist in meeting project goals.
• Provide direction to project architects and engineers in the preparation of plans and submittals, and review all plans and submittals for compliance standards and owner direction.
• Provides assistance and input on code research
• Reviews the plot survey, topography, photos, market study and program requirements to produce land plans
• Arrange, coordinate and participate with third parties consultants in meetings and workshops.
