MEP Engineer - Facilities Management

EFS Facilities Services Group | Kingdom of Saudi Arabia

Working as an MEP Engineer with EFS Facilities Services Group, responsible for end-to-end operation, maintenance, and management of Mechanical, Electrical, and Plumbing (MEP) systems across commercial, residential, and mixed-use facilities in compliance with Saudi regulations, client SLAs, and international FM standards.

Key responsibilities include preventive maintenance (PPM), corrective maintenance (CM), breakdown management, asset management, and lifecycle planning for critical building services such as HVAC systems (Chillers, AHUs, FCUs), LV & MV electrical systems, lighting, power distribution, generators, UPS, plumbing, drainage, firefighting, BMS, and ELV systems.

Actively involved in Facilities Management operations, ensuring 24/7 uptime of critical systems, monitoring system performance, troubleshooting faults, coordinating with technicians and subcontractors, and ensuring compliance with HSE, NEOM/SBC codes, Civil Defense requirements, and OEM guidelines.

Manage and execute planned preventive maintenance schedules using CMMS / CAFM systems, analyze failure trends, prepare method statements, risk assessments (RAMS), and ensure timely closure of work orders within agreed KPIs and SLAs. Coordinate AMC vendors, OEMs, and third-party contractors for specialized services, inspections, and statutory compliance.

Support energy management initiatives, conduct energy audits, optimize equipment efficiency, reduce downtime, and assist in cost control, budgeting, and OPEX management. Prepare and review technical reports, daily logs, monthly FM reports, snag lists, and handover documentation.

Ensure quality assurance and quality control (QA/QC) during maintenance activities, minor projects, refurbishments, and MEP modifications. Liaise with clients, property managers, and FM account managers to address technical issues, client complaints, and improvement plans.

Demonstrate strong knowledge of Saudi FM practices, client-facing communication, and team leadership, supervising technicians, assigning tasks, monitoring productivity, and ensuring adherence to safety procedures and company policies.
