• Monitored a ~9.0 million sq ft portfolio with estimated CAP Value of ~INR 40 billion, with current performance
indicating 18%+ estimated pretax portfolio IRR and top assets tracking at ~22-24%.
• Produced monthly Market intelligence reports across Tier 1 markets tracking absorption, supply, stock, vacancy,
rentals, and major lease transactions for informed underwriting and management strategy.
• Supported acquisitions of ~6.0 million sq ft of built-up area, and assisted on 20+ leasing deals, including closure
of 6+ transactions covering ~3.0 million sq ft, generating ~INR 600 million in-place annual NOI.
• Prepared investment presentations for acquisitions, sell-side deals, and investor meetings, including interactions
with global funds, Also, contributed to the companys 3-year business plan and roadmap.

• Evaluated feasibility for leasing across 150+ properties, supporting sign-up of 15+ assets through KPI-based
screening and financial analysis.
• Built and refined financial models across rental, rent-to-buy, JV, leasing, and acquisition scenarios, improving

• Helped raise INR 35 million of unsecured debt from NBFCs and supported public debt fundraising through SDI
execution.

• Drove strategic financial analysis across Top and Bottomline, Cash flow planning and runway, Project NPV and
