• Performance Monitoring
- Achieved KPI Excellence: Consistently meet and exceed Key Performance Indicators
(KPIs) as per contractual requirements.
- Ensure Compliance with SOPs: Verify that Standard Operating Procedures (SOPs),
specifications.
• Statutory Compliance and Calibration
- Manage Calibration and Competency: Ensure timely calibration and competency training of
staff and third-party certifications.
- Conduct all analysis, calibrations, examinations, load tests, hydrostatic test etc in accordance with statutory and regulatory requirements.
- Liaise on Quality Issues: Coordinate with clients on inspection and quality-related matters.
• Quality Audits, Inspection and Compliance
- Conduct Inspections: Perform site visits to monitor quality and compliance of
works as per the checklist.
- Check Preventive Maintenance (PM) Tasks: Verify that all corrective and preventive
maintenance job cards are completed as per the best practice.
- Internal MEP Inspections: Perform internal inspections of MEP works and report findings to
relevant departments for necessary refinements or rectifications.
- Facility Management Oversight
- Operation and Maintenance: Verify day to day activities are performed as per the
standard operating procedures and method statements. Conduct audits/inspections
to assess the effectiveness of the activities at site.
- Maintenance Records: Verify and approve the maintenance records as per the monthly
plan. Ensuring all PPM tasks tare completed and closed within the target resolution time.
- Operation and maintenance: Ensure overall performance of the assets in accordance with
operational parameters.
- Facility Management: Verify all the equipment in the facility are working and ensuring
the preventive maintenance measures are taken into action.
- Trouble shoot and identify the root causes for asset breakdowns.
- Maintenance of the equipment: HVAC systems - FCU, AHU, SPU, fans, VRF, CRAC units,
chillers. Mechanical system - sliding doors, water heaters, compressors, submersible
pumps, booster pumps, Irrigation water pumps, storm water pumps, sewage water
pumps, Valves, Piping, Fire Life safety systems - Fire Extinguishers, Fire hose reels, FACP,
FADS, VESDA, Fire water pumps, sprinkler system, FM200 system. Electrical system - DB,
VFD, MCC, etc. Civil system - Rooms, structure, fire rated door, fire resistive joints,
stairs, roof, tanks etc.
- Supervise and verify Planned Preventive Maintenance (PPM) and Corrective Maintenance
(CM) to uphold site quality. Approve and ensure timely execution of preventive maintenance
(monthly, quarterly, half yearly, annually). Address corrective maintenance for non
compliance, failures, damage, or breakdowns in line with standards and project
specifications.
- Team and Subcontractor Management: Planning, coordination, assigning the team, and
execution of all the PPM & CM work orders as required and oversee all the spares, tools,
equipment is available with the team. Liaise with subcontractors on specialist
requirements like FLS system, FADS system and specialized systems
• Lean Six Sigma Project Coordination
- Lean Management: Implementation of lean in organization with all required quality tools.
- 5S implementation: Continuously improve organization through 5S resulting in improving efficiency
of the team.
- Six Sigma: Conduct statistical analysis through DMAIC process and quality tools resulting
in improving effectiveness within organization.
• Compliance Management
- Ensure adherence to ISO Standards: Guarantee the organization meets all conditions
required by ISO standards and Integrated Management Systems (IMS) to sustain ISO
certification.
- Update IMS Documentation: Oversee the development, implementation, and revision of
IMS documentation to align with ISO standards requirements.
- Plan and Execute Internal Audits: Schedule and conduct internal audits across departments
to verify compliance with ISO standards (9001, 45001, 14001, and 41001).
