Duties:
• Identify and explore Investment, Commercial, PPP, outsourcing opportunities in order to increase RTA revenues.
• Manage Commercial, Investment and PPP projects.
• Manage Financial Structuring for Investment and Projects as well as financial advisors /consulting.
• Liaison with respective agencies to achieve planned project objectives.
• Assist the concerned in developing the Investment Master Plan for RTA.
• Manage and Review the development of feasibility studies and business plans for strategic commercial and investment initiatives.
• Present the results and recommendations of the feasibility studies and business plans to the higher management for their approval.
• Review and Monitor the feasibility studies prepared by the concerned agencies and recommend and advise areas of improvements concerning feasibility studies and business plans.
• Provide necessary support for the RTA agencies with regard to commercial, investment, and PPP projects related initiatives and projects.
• Meet with Partners in order to identify Investment and Commercial opportunities.
• Monitor financial performance of RTA and make required improvement and recommendations to bridge financial and funding gaps.
• Monitor and Review the tendering process for hiring the Transaction as well as financial advisor /consultants for the PPP as well as other projects.i.e. Development of scope of work, deliverables and time line.
• Provide required assistance in reviewing the deliverables of the transaction as well as financial advisor for all relevant projects.
• Participate in the tendering process of PPP projects by evaluating, negotiating and in the awarding processes.
• Monitor implementations and action plans adhered by the section’s team.
• Provide progress reports and reports on performance of the consultants & PMOs as required by Director, CEO and Chairman.
• Monitor and ensure that key performance indicators are development for the section and Department.
• Effective participation and manage steering committees / sub-committees / Teams of various major projects as assigned.
• Perform any other responsibilities associated with this position when appropriate.

Duties:
• Insure properties occupied with qualified tenants throw verifying documents such as company profile and business plans.
• Develops tenancy contract and enforces terms of rental including commercial agreements
• Negotiates contracts with vendors and service providers
• Verify and evaluate financial reports of the property operations to address challenges and to accomplishes financial objectives
• Providing oversight of operations management to maximize net operating income and protecting Conversion of profitability.
• Communicate ownership expectations to Management Company.
• Facilitate review and approval process.
• Monitor the asset Book of Accounts. (Purchasing /Disposal).
• Prepare and analyze financial reports.
• Developing and implementing owner's short term, intermediate and long-term strategies.
• Identifying opportunities with operators to improved performance.
• Evaluate, verify, and provide direction and approvals on proposals such as Business Plans, Marketing plans, Products Development, Concepts Development, CAPEX, OPEX, Budgets, Forecast, Special Projects and Renovations.
• Review of actual performance versus budget and prior year.
• Monitor sales and marketing activities.
• Review, develop & follow up on agreements, contract terms and conditions with partners.
• Monthly reviews with all hotels in order to discuss monthly data and the strategies to improve performance.
• Monitor effectiveness of revenue capture and cost control.
• Review of rolling forecasts and business on the books.
• Analyzing Financials, tracking performance and ongoing review of all data and documents such as STR data, RGI, GSI, Lease Control, Revenue Management data, Forecast, cash flow, balance sheet and Profit and Loss statements.
• Monitor market rate, occupancy and RevPAR trends.
• Benchmark versus comparable properties.
• Review and approve all insurance policies.
• Responsible for ensuring that property specific compliance requirement are completed including legal, accounting and reporting of financial statements, review, and advice upon all contracts about leases.
• Monitor compliance with Management Agreement.
• Review feasibilities / Operator selection/ follow up/ Pre Opening / Review negotiating management and Technical service agreements in terms of protecting owner’s interest.
• Monitor all new projects, refurbishments and expansion activities.
