- Provide technical support to the office on all Facilities Systems.
- Own the development, implementation and monitoring of policies, procedures and protocols for the Facilities services (Permit to Work System and Emergency Procedures).
- Review and maintain maintenance logs and maintenance budgets, and complete any and all documentation necessary to the completion of a task.
- Work with the Maintenance Planning department to evaluate needs for all work requests—both scheduled and unscheduled. - Coordinate and assist in repairs involving electrical, mechanical, and plumbing systems, carpentry, masonry, and painting and plaster work. - Support the Maintenance activities of the department by providing specialist engineering knowledge and advice. - Prepare and provide management reports in a timely manner as and when required. - Coordinate with external parties regarding the Facilities Services. - Arrange any Insurance/3rd Party Inspections with external parties. - Carrying out risk assessments and develop Method Statements to ensure all operatives and tasks are carried out safely. - Maintain good and harmonious relationships with the client, tenants and visitors and respond to any complaints promptly. Any issues to be reported to the helpdesk.
- Confer with engineers, clients, and main contractors to discuss new and existing engineering projects.
- Study the contract document and applicable standards or specifications prior to execution of any job.
- Design, implement, maintain and improve electrical systems for commercial, industrial and domestic purpose.
- Coordination with procurement departments for Material submittals submission after verifying that the proposed materials are complying with local authorities guidelines, project specifications, planned budgets and to obtain approval for the same from consultant.
- Checking technical designs and shop drawings to ensure that they are following local authority’s regulations and project specifications correctly.
- Preparing BOQ as per IFC and approved shop drawings.
- Preparation of Material Procurement requisitions and delivery schedules as per project milestone and to ensure delivery of material as per time schedules.
- liaising with quantity surveyors about the ordering and negotiating the price of materials
- Direct and co-ordinate installation, maintains, support, documentation, and testing activities to ensure compliance with specifications, codes, and customer requirements.
- Follow-up with consultant & DEWA for the approvals of all submittals.
- Ensures that all the works done are in accordance with the approved construction drawings, contract documents, project specifications, and all applicable standards whether local, national or international standards.
- Ensuring that health, safety and sustainability policies and legislation are probably implemented at site.
- Plans and analyses all possible construction methodologies and recommends the best options to Asst. Project Manager for approval prior to execution at site.
- Attending site meetings and preparation of Weekly/Monthly progress reports.
- Coordinate with Project manager, Main contractors, and MEP coordinators for smooth implementation.
- Ensuring completion of project within time.
- Inspect completed installation and observe operations, to ensure conformance to design and equipment specifications and compliance with operational and safety standards.
- Study project contract and Submission of variations for all related implications.
