Manage overall operation and maintenance of facilities (Infrastructure, Power Redistribution and Waterworks) on a day to day basis. This includes regularly reporting to the Principal/Project Development Group the status of the physical and financial condition of the development.
Focus on using best business practice to improve efficiency, by reducing operating costs while increasing productivity.
Review construction/development plans before project kick-off.
Planning for future development in line with strategic business objectives and investigating availability and suitability of options for new premises.
Budget preparation for one year operating and capital expenses. Ensure expenses and payables are within budget.
Procurement of materials, equipment, and supplies to ensure 100% equipment/operations uptime.
Timely renewal of permits and licenses needed in facilities operations.
Directing, coordinating and planning essential central services such as reception, security, maintenance, mail, archiving, cleaning, catering, waste disposal and recycling
Propose projects and new methods for sustainable development strategies.
To ensure that the company objectives and strategies with regard to customer service and enhancement of property values are implemented in the property being managed by checking that agreed work by staff or contractors has been completed satisfactorily and following up on any deficiencies.
Ensure maintenance and upkeep of the building in a timely manner, schedules work load for each team member to accomplish job requests received.
Coordinates with the departments’ team leaders to ensure efficiency of work.
Checks safety of personnel before, during and after every work, conducts safety inspection at all times.
Supervises and participates in necessary painting and general repairs to plumbing, electrical, carpentry, windows, and general mechanical areas.
Ensures material stock inventory is up to date to avoid disruption of work due to lacking materials.
Plans and oversees all maintenance and repair work and develops an efficient system for dealing with emergency repair problems
Develops project objectives by reviewing project proposals and plans; conferring with management.
Determines project responsibilities by identifying project phases and elements; assigning personnel to phases and elements; reviewing bids from contractors.
Determines project specifications by studying product design, customer requirements, and performance standards; completing technical studies; preparing cost estimate.
Determines project schedule by studying project plan and specifications; calculating time requirements; sequencing project elements.
Maintains project schedule by monitoring project progress; coordinating activities; resolving problems.
Controls project plan by reviewing design, specifications, and plan and schedule changes; recommending actions.
Prepares project status reports by collecting, analyzing, and summarizing information and trends; recommending actions.

Monitors workers DTR and prepares pay-roll.
