• Responsible for the entire project related commercial activities including Interim Valuations, handling Variations and Claims, Progress Reports, notification and contractual letters, delay analysis, etc.
• Identify the claimable situations and advise on contractual matter to the Site management, Certification payment and evaluating variation and providing value engineering suggestions, including Contractor’s proposals.
• Collect contemporary records and guide Site Engineers to maintain accurate records
• Preparing cost plan at initial stage and detailing in the course of design development
• Preparation of monthly valuations, cost/value forecasting and reporting, CVRs, commercial support to management/site team and subsequent agreement and negotiation of final accounts.
• Measurement and re-measurement in accordance with appropriate method of measurement
• Identifying commercial opportunities related to instructions and variations, evaluation of Variations, including new rate determinations.
• Implementation of effective cost control and management systems and procedures
Prepare tender and contract documents, including bills of quantities with the client/ architect
•Undertake cost analysis for repair and maintenance project work
•Assist in establishing a clients’ requirements and undertake feasibility studies advise on a procurement strategy
•Perform risk, Value management and cost control by identifying, analyzing and developing responses to commercial risks
•Allocate work to Sub-Contractors and advice on contractual claims
•Analyze outcomes and write detailed progress report and finalize payment on completed work
•Understand the implication of health and safety regulations
Site Documentations (preparation of sub contractor’s bills, measurements and advise on preparation of interim valuations.
•Maintain awareness of different building contracts in current use and enable clients to initiate construction projects
•Offer advice on post-occupancy, facilities management services, life cycle costing and property taxation
•Analyzing Changes as per RFI’s; preparing and submitting variations.
•Comply with company policies and procedures to ensure the security of company’s assets.
