Assets Management

Managing the master communities portfolios in Bluewaters, Citywalk, Jumeriah Bay Island, Pearl Jumeriah and La Mer South (Roads, landscape, Sidewalks, Tunnel, Bridges and services)
- Managing the construction Handover Process, Pre-Openning and the Defect Liability Period.
- SOW, RFP, Technical Tenders, Mobilization / Demobilization the FM service providers.
- Involved in setting up the Enterprise Asset Management (EAM) System and Call Center.

Preparation, Managing and Passing the handover of the asset from Projects (Main contractor) to Asset Management successfully.
• Supervised the Pre-opening and Opening of the asset smoothly.
• Managed mobilization of FM SP to the asset.
• Managing the demobilization and mobilization of TFM SP while asset is operational.
• Manage & control all engineering, environmental and property functions ensuring our equipment & structures in a safe & operational condition at all times.
• Effectively manage all repairs and maintenance activities.
• Participate in the preparation, implementation and project management of capital expenditure projects.
• Evaluate and manage contractors and maintain / establish formal service agreements with preferred contractors.
• Ensure effective insurance and risk management principles are applied in the execution of all works.
• Ensure effective management of tenant lease agreements including inspections, maintenance records, work/upgrades and tenant problem resolution
• Attend regular team meetings as required and action any issues arising.
• Establish and maintain good relationships with all on-site staff.
• Ensure current contracts are in place for contracted services such as cleaning and security

• Audit properties regularly from a Risk Management perspective with particular emphasis on safety, security & key registers.

As an Electrical Application sales engineer, I interacted with different departments like SALES, ENGINEERING, AFTER SALES & PRODUCTION
• Providing Electrical information for the sales team.
• Prepare Micro Controller programs with the engineering team as the project requirements (MCS, LOGO, S7-200 and CLIMATIX).
• Help in designing wiring diagram for non-standard or modified units which the client asks for extra features.
• Attending initial run test and observing the unit running to meet project requirements before delivering the units.
• Site visiting to get clients feedback on their units.
