Building Management System & Low Voltage System

× Responsible for Order Intake, Forecasting and net sale of Service, Sales, Refurbishment & Migration Business.

× Builds long-term partnering relationships with the owner and/or their representatives responsible for the decision-making process to drive the service sales.

× Actively listens, probes and identifies concerns. Understands the customers’ needs.

× Demonstrate technical expertise to develop credibility, loyalty, trust and commitment.

× Positively and credibly influences strategies with owners. Frequently creates competitive, high quality and timely estimates, proposals, and cost/benefit analysis. Negotiates value, addresses resistance and closes the sale.

× Coordinate ongoing, accounts particularly focusing on selling services and small projects.

× Regularly aliases with the Service Execution Team to ensure successful implementation of sales are in place to satisfy incoming order commitments.

× Provides detailed forecast information on a regular basis in accordance with company procedures.

× Support pro-actively and communicate effectively with the Service Execution Team.

× Develops relationship with centralized support staff to exceed customers' expectations, Gathering, analysis and evaluate customer information to handle inquiries and complaints efficiently.

× Administration service sales reports according to agreed contracts to ensure timely collection of payment.

× Training / keep up to date on technical changes to improve technical know-how.

× Develop vender, subcontractors to carry out retrofit work related to service business.

× Adhere to company processes, compliances and policies, with zero tolerance, while executing professional responsibilities.

× Attend clarification meetings with clients/consultants.

× Send inquiries, raise RFI's and coordinate with vendors for offers.

× Able to estimate the carpentry & joinery works- identify and submit value engineered options for every tender in order to improve the chance to win the tender.

× Project Planning, technical / material approvals, project tracking & monitoring, detailed documentation, resource management.

× Supervise the technicians / sub-contracts for running projects and ensure on-time project completion.

× Coordination with other contractors .
Leading and guiding the commissioning team to obtaining the System functionality.

× Conduct value engineering studies and exercises to ensure cost savings to AFT and provide value added benefits to the client.

× Prepare RFQ for issuing subcontracts and recommend the ‘best fit’ sub-contractor for the job keeping the costs low.

× Submit weekly reports on all projects to the management clearly showing escalations where required along with project based cost savings.

× Support the design team in preparation of as built drawings, schematics, and technical documents for Awarded projects.

× Responsible for the site work implementation and documentation in order to achieve the project target completion date.

× Keep records and related data of site progress in order to maintain regular/timely update to Senior Manager.

× Installs, repairs and maintains equipment in the field as per contractual KPIs.

× Documents all inspections, maintenance, repair work and submits paperwork in a timely basis

× Order, install, and return parts and manages repair parts cycle time.

× Technical Submittal. (Control Sketches, Data Point, Valve Selection ….etc.).

× Follow up with consultants till final approval and reply for consultants comments for each Revision.

× Preparation Siemens & Non Siemens LPO quantities, MIR & Delivery Follow Up.

× Installation Material & Drawings Approval.
Supervision and Follow up Subcontractors Contract (Installation contract & Payment Certificates).

× Site Mobilization & Activities Supervision.
Assign and relocate Foreman and labors to achieve and finish works as per time schedule.

× Perform the programming of ELV Systems "Security and Access control systems, Audio and Video systems, Digital Surveillance systems, Curtains/ Shutters, Lighting and other Low Voltage equipment.

× Manage and control all quality related issues on site. This will include the monitoring of work and ensure that the work that is being completed is according to the specifications, drawings, and in compliance with all the relevant government and international standards.

× Help in producing system diagrams, riser diagrams and other low voltage drawings related to each project with the assistance of the Design Department.

× Attend technical meetings with customers, contractors and consultants.

× Assist the Project Manager in reviewing drawings and material selection.
