- CF Procedures - submission, appointment and inspection/viewing, report (with photos), authority approval, work done(inspection), invoicing/billing, payment, file closed.
- Identify insurance claimable defects.
- Differentiate between important, urgent and emergency work.
Management
- Filing
- Monitoring service providers report and recommend deductions/penalty.

- Default in scope of work
- Reading & understanding the operations manuals and lay-out plans
- Understand & enforcing house rules of each project
- Understanding Strata Titles Act and Act 663 and its fundamentals.
- Understanding the difference between MC & JMC
- Correspondence with relevant parties.
- Ensuring utility bills paid on time to avoid disruption of services.
- Ensuring proper display of important certificates such as Bomba Certificate; JMB/MC certificate; M and E certificate; Gen-set License; Lift PMA certificate and documents to be made available such as certificate of vacant possession, quit rent receipts and insurance policy certificate.
- Familiarize with organization chart, important contact numbers and emergencies nos.
- Attending and understanding meetings including AGM, EGM and Dialogs
- Attending to and understanding insurance matters.




Operations(including 24hours operation procedures and public holidays)
- Inspections:-spot checks
- Identify defects and problems
- Recording & reporting of defects & problems.
- Issuance of REMINDER letters to defaulters.
- Monitor issuance of car stickers and access cards.
- Monitoring Security-Attendance, car park management, clamping, patrolling/clocking, residents and good movement (moving in/out)
- Monitoring M&E contractors - Preventive maintenance, scheduled maintenance.
- Handling Check list & Building Audit:-
-Preparation of monthly report
-Keeping stock card for all assets & Equipment

I love gardening. My second hobby is reading. I read story books, magazines, newspapers and any kind of material that I find interesting. My third hobby is being active in sports. I did represent for a state team(Kuala Lumpur) in Malaysia such as martial arts, hockey and shooting range 7 years ago and now i only maintain myself by going to the gym 3 times a week to keep myself fit and healthy.
