• Planning building maintenance and operational programs for the awarded FM contracts
• Maintain communication with all clients and ensure that the facilities run well.

• Negotiating contracts for third party specialist works
• Organize the maintenance crew and oversee the premises.
• Negotiate clauses and fees with the external contractor to reduce cost ensuring
quality standards are maintained
• Oversee the preparation of contracts for agreements with external entities, i.e.,
contractors, security vendors, civil works & cleaning suppliers and liaise with legal
department
• Scheduled and handled all categories of maintenance activities like Monthly, quarterly,
annual PPM for all Electrical, HVAC, Plumbing equipments
• Perform ongoing preventive maintenance and repair work on facility mechanical,
electrical, and other installed systems
• Ensure that all Work Order, PPM &CM and General Maintenance works are executed
• Review the invoice value against the Contractual rates. Prepare IPCs and forward to
finance through Transmittals after approval from Commercial Manager
• Coordinate with operations to review finalize & draft service contract agreements based
on scope & BOQs.
•As per operations requirement raise amendments & extension adhering to the annual
budget for the services
• Arrange to finalize the service contract including review & approvals from both parties
including legal department
• Raise Material Request and POs for all contracts.
• Participate in meetings with staff and management, deal with complaints
• Create a maintenance report every month.
• Monitors the operations of the section to ensure quality service and achievement of
performance goals
• Ensures an emergency evacuation procedure and all related emergency equipment
and systems are in place and good working condition.
• Prepare negotiation, KPI, termination letters & email communication to subcontractors
as required

• Coordinates maintenance team and supervision of properties
• Ensures maintenance and cleanliness of the properties is of highest standards

Roles and responsibilities:

• Supervising the maintenance team and Subcontractors.
• Coordinating with Consultant in all critical condition.
• Commissioning and Troubleshooting of all electrical equipment, SMDB, DB, Lighting and Power and low current system.
• Inspect whether Technical team work according to safety procedure
• Well knowledge in PTW System
• Scheduled and handled all categories of maintenance activities like monthly, quarterly, annual PPM for all electrical equipments.
• Carried out various equipment activities like VFD (Variable frequency drive), UPS, Diesel Generator, AHU, FAHU, JET Fan, SEF, Chiller, Chilled water plant.
• Responsible for monitoring, and coordinating the maintenance of electrical controls and equipment.
• Supervision of work within given time, attending faults & trouble shooting.
• Perform responsibilities of conducting corrective and preventive maintenance of electrical equipment and their controls.
• Installation, and commissioning of motor system, LV panels and Distribution panels, like DB, SMDB, MDB.
• Handle the tasks of generating plans for upgrading design and in documenting work policies.
• Provide instructions in areas of testing and commissioning electrical equipment to the contractors and sub-contractors.
• Prepare and submit Electrical Test reports.
• Prepare Method Statement or each and every activity based on the approved material.
• Executing hot & cold work as per Safety standards and involve jobs in field equipment and maintain good House keeping.
• Handled full responsibilities of developing operating procedures, specifications of equipment and the standards of materials.
