• Manage leasing activities for the Mall, including advising on retail strategy (merch & retail mixing) rental budgets, attracting new retail tenants, vetting prospective tenants, conducting rental & contract negotiations and development of attractive leasing packages.
• Achieve leasing and financial targets, minimizing tenant churn, forecast vacancies, drive improvements to the tenant mix, maximize revenue by identifying avenues to generate additional income streams through speciality leasing to enhance the asset’s profitability/NOI.

• Identify, short-list and co-ordinate with external consultants relating to retail delivery, market research, development & leasing advisory where applicable.
• Prepare periodic lease control reports of prospecting and leasing activities.
• Prepare prospective retail mixes and ensure a healthy lead pipeline.
• Oversee the Mall team including leasing, marketing, admin & operations.
• Management of the tenant fitout (RDD) coordination.
Accomplishments:
• Successfully leased the first fully commercial tower in Ajman
• Achieved 100% Occupancy of 180, 000 Sqft of combined office & retail spaces.
• Successfully leased and launched three neighborhood malls with a combined GLA of 90, 000 Sqft
Responsibilities:
Leasing:
• Conducting negotiations on commercial & retail leases.
• Maximizing tenant retention.
• Conducting detailed presentations and site visits with prospective tenants.
• Sourcing of potential commercial & retail leads through various channels.
• Ensuring fulfilment of both landlord and tenant obligations.
• Preparing of ad-hoc & periodic budget and leasing reports.
• Keeping abreast with the latest real estate laws, rules & regulations.
Property Management & Operations, Marketing & Lease Administration:
• Ensure unit is handed over in agreed condition.
• Managing the tenant throughout the tenant fit out processes.
• Ensuring key property equipment & services are maintained through the appointment of various hard services AMC and soft services SLAs with key service providers following the expiry of the DLP.
• Setting up of property policies and procedures.
• Calculating and issuing of community-based billing for connected utilities.
• Managing of staff including indirect reports such as security, maintenance and cleaning.
• Respond to any tenant or building related issues.
• Generating of key content and marketing collateral.
• Marketing properties through various channels.
• Generating leads, property & unit details within the real estate ERP software.
• Management of the lease documentation process including contracts and financials.
• Ensuring filing of key up-to-date lease supporting documents.
• Ensuing lease renewal notices are sent and negotiated on time.
