Have a strong consultancy experience, handling, directing, and supervising large scale projects in various stages of design development process from the conceptual and master planning stage through final construction, to ensure effective management and coordination with all relevant internal and external stakeholders and departments (technical- business development, marketing-sales admin-sales-commercial -site...) to make sure that the project is launched and completed within time and budget during the development programme .
Details:
• Preparation of designs starting from planning to production packages
• Master planning, Concept design and Design development
• Architectural details, tender documents and multi-disciplinary coordination
• Manage day-to-day operational aspects of the project assigned by the Project Director and lead project team including sub consultants and contractors.
• Continuous following up the implementation process and site, from inception till completion, making sure it's following the regulations, budget, time schedule, cost efficiency and doing what is needed to finalize any potential modifications/solving engineering problems according to the market conditions.
• Understands, interprets, explains and applies local laws and regulations applicable to the domestic and overseas projects
• Setting the budget plans and coordinate project schedule with the planning team, Anticipating critical issues, potential problems, risks and present to the CEO
• Enforce project standards and quality requirements
• Continuous monitoring of project deliverables, program and risk register.
• Create and execute project effective work plans and revise as appropriate to meet changing needs and requirements and Conduct effective meetings to ensure suitable outcome
• Applying value engineering on the settled designs to achieve lowest cost along with the best performance and shape
• Implement effective review, performance monitoring and measurement processes
• Manage feasibility study and strategic plans for new projects from the technical point of view. research and compile information for presentation to the CEO and CM
• Developing RFP, Issuing a request for proposals for consultants and contractors describing the vision of the project, project program, areas analysis, land budgets, time schedule and deliverables.
• Evaluating and negotiating the RFPS financially and technically in the light of the project budget
• Preparing and reviewing the Design consultancy agreement, making sure its covering all aspects related to project along with the commercial and legal departments.
• Supervising and awarding the agreement to the successful consultant and setting up the development manager of record.
• Manages the development and develops strategic plans for new property development projects and/or modifying existing projects. .
• Plans, directs, integrates and monitors the management of property development projects by analyzing, determining, recommending and obtaining approval for different aspects of the projects.
• Reviewing the requirement and changes of the current market with the sales department, making sure the design is following the appropriate areas schedule, cost efficiency and time deadlines.
• Approving the final master plans/infrastructure/superstructure final concepts
• Preparing the material needed for the marketing /sales admin/sales team, (perspectives, area schedule, project information..)
• Awarding and reviewing the detailing, working drawings and tender packages
• Team and time management
