Facilitate the development and handover of a 869 room hotel development in the heart of Dubai. The 75, 000 square meter project includes a hotel, serviced residences, two ballrooms, and an innovative residential meeting space concept exclusive to Hyatt in Dubai.
Manage project teams to develop five luxury resorts with 1, 000+ keys and a total investment value over $2.5B. Direct the Design, Construction Management, Contract Management, Finance and Marketing departments to deliver projects on time, within budget, while maintaining a high level of quality mandated by the company’s stakeholders.
• Project Sponsor: Lead a project team to deliver a 170+ key 5 Star Golf Resort while managing to budget and schedule KPIs. Coordinate internal and external resources to maximize operating profit while mitigating schedule risks and maintaining design intent.
• Asset Delivery: Supervise the successful handover of hotel assets to a globally recognized hotel operator through creative solutions and effective communication and problem solving.
• Project Finance: Control project spending, forecast operating revenue and expenses, and administer funding requirements on behalf of the development director. Managed a project portfolio in excess of $1.2 Billion.
Coordinated the design, planning, and construction of the $2 Billion Tustin Legacy mixed-use development, with over 2, 000 planned residential units and 6 Million square feet of commercial space. Promoted from financial analyst to assistant development manager in 10 months with the strong support of senior management.
• Developer Agreement: Primary point of contact for the City in renegotiation of developer agreement to realign terms with current challenging market conditions. Revised agreement would yield a higher return for the developer on a go-forward basis, and significantly decrease costs and future development risk.
• Sensitivity Analysis: Devised a flexible yet accurate financial model to facilitate the negotiation of the developer agreement. Variables to the model included absorption rates, revenue and cost estimates, infrastructure timing, and cost of funds. Consulted with industry specialists to provide inputs for the model.
• Regional Support: Provided regional offices with proforma and project management support. Worked with development managers, financial lenders, general contractors and architects, as well as prospective and current tenants to facilitate construction and development of company projects.
Responsible for the day-to-day financial management of the Los Angeles/Ventura County Land Division, with close to $300 million in Net Assets. Managed the disposition of $30 million in excess land inventory. Promoted from financial analyst to assistant land acquisition manager in 6 months through exceptional job performance and strong interpersonal skills.
• Development Finance: Assisted management in devising an intra-company Land Bank by forecasting impact through financial models and gathering information from wide range of sources. Implementation of this plan would save Company from reporting $500 million in consolidated Net Assets.
• Financial Analysis: Maintained the project proformas and construction budgets on Excel models to reliably forecast project performance and potential cost overruns. Results from analysis were used in company board strategy sessions and bi-annual land committee meetings.
• Management Accounting: Prepared monthly divisional profit and loss statements and net asset schedules using a variety of complex financial models. Steered the process through 4 significant changes to operations within the division. Monthly analysis would be consolidated through ERP system and serve as a basis for Lennar’s quarterly Internal Revenue Service (IRS) and Securities and Exchange Commission (SEC) mandatory company filings.
Managed SAP Project Controlling ERP System for entire Division, with annual project volume of $600 million and 1, 500 projects globally. Awarded coveted position in the International Staff Exchange (ISE) Program.
• Facilities Planning: Advised Corporate Real Estate Services on installation of SAP Real Estate module to handle property maintenance and new property developments in North America and Europe.
• Project Management: Implemented an efficient online employee time card system linked to various IT projects. New system was deployed to over 2, 000 employees within time constraint and under budget.
