o Tax Consultant: Output VAT reconciliation of all malls in UAE, Bahrain & Oman.
• Lead the AR team in all VAT-related issues, guiding and advising the team on VAT knowledge.
• Lead the AR team with 15 malls in tax point change activity in May 2018 when the tax point changed from payment to invoice.
• Sole responsible in the AR Team for all VAT-related queries from the GL team and external auditors.
• Reconciling VAT report for all the malls at the end of the period (monthly/quarterly) on the correctness of the booking to be submitted for VAT filing for UAE, Oman, and Bahrain.
• Achievement: Designed the VAT report for reconciliation when VAT was introduced in the year 2018, and continuously enhanced it. The reconciliation for 18 malls which took almost 2 days initially, now takes less than 30 minutes to reconcile 25 properties.
o Supervising the team of six accountants and two finance coordinators responsible for revenue accounting of twenty Shopping Malls across Oman, Bahrain, and UAE.
• Reviewing, and posting of income related entries, receipts, and reconciliation of revenue, giving feedback to the Forecasting, Planning, and Analysis team from time to time on past and future revenue, reviewing bank reconciliations, and recovery accounts, and supporting the collection team by providing required tenant history, reviewing the statement of accounts for the tenants, reviewing straight-line entries, Yardi-Oracle system integrity review and reviewing other deposits and prepayments
• Taking the lead in the system enhancement, leading the AR team in all UATs, and leading the system automation for utility billing and other process improvements. o Enhanced Security Deposit reports prepayment reports, statements of account, and Tax reports multiple times based on the requirement, merging all deposits in one report. o Led the AR team in the implementation of RPA to Yardi activities like automation of utility billing, applying of receipts against the receivables, calculation of straight-line accounts, and monthly invoicing. o Led the AR team in implementing the Tenant Exit process, and Tenant reconciliation process.
• Liaising with both internal & external auditors for AR accounting purposes, providing the required details, discussing with the auditors on their queries, and resolving the issues if any.
• I was part of UAT Yardi & Oracle implementation in MAF Properties in 2013
Role:
• Looking after: o 2 Shopping Malls, Muscat City Centre & Qurum City Centre o Accounts Receivable, Accounts Payable, Fixed Assets & General Ledger accounting like running income from the system as well as manual income, constant interaction with tenants for collection of utilities, rent, lease registration & all other payments
• Liaising with both internal & external auditors for AR & GL accounting purposes. Payments to suppliers, tenants & contractors, Supplier reconciliation, invoice entry, and GL account verification. Asset booking, verification & reconciliation with GL. Supporting various other departments.
• Submitting reports like Bank Reconciliation, GL Schedules, IC Reconciliations, Debtors Statement, Lease Expiry Reports, IAS 17 Accrual Updates, Integrity Reports, Monthly PDC Reports & Security Deposit Account, Cash Flow, Accruals, and other reports as required
• Leading a team of 3 external staff.
