1. Oversee and manage the maintenance of the Commercial/Retail, Residential & High Rise Buildings.
2. To cover for the Facilities Manager in their absence.
3. Assist the Facilities Manager for the implementation of mechanical, electrical & plumbing works.
4. Liaising with TECOM Engineering & Security Department for property inspections and handover.
5. Maintain accurate records of the condition of the equipment and other systems in the building.
6. Create a schedule of regular evaluation of the facilities.
7. Personally and directly respond to and manage all occupants` complaints, furthermore ensure that these complaints are properly resolved.
8. Ensure that any contractor working in the center complies with the general House Rules and the Occupational Health & Safety Act in terms of Safe working procedures and PPE.
9. Manage a team of Technicians, Building Security and Building Cleaners in their day to day activities.
10. Handles all the Building sub-contractors.
11. Responsible for the Soft and Hard FM Services.
12. Participate in the development of policies and procedures that affect the use of supplies and facilities.
13. Ensure that all the equipment and other facilities are working properly.
14.Initiate interventions to solve problems in the facilities.
15. Develop a system for cleaning, repair and maintenance of facilities.
16. Develop back-up or alternative systems for common problems such as power outages.
17. Ensure the safety of the building or establishment from fire, flood and other hazards.
18. Initiate an active campaign on safety measures in the building.
19. Recruiting facilities service staff and training them appropriately to ensure competent work output.
20. Maintaining the efficiency and good working conditions of the facilities.
21. Coordinate with the upper management on work issues.
22. Monitor and supervise the team for reactive / corrective jobs.
23. Prepare asset registry & snag list report of the building.
24. Carry out full PPM schedule including mechanical, electrical, plumbing & HVAC.
25. Prepare request quotation/ in-house estimate of mechanical, electrical, sanitary and plumbing works and coordinate to the procurement department.
26. Monitors the Building Monitoring System (BMS), Fire Protection System, Generators, Capacitor Banks, LV Room, Elevators, CCTV, Chilled Water Pump etc.,
27. Supervision and testing and commissioning of Electrical distribution system, Electrical auxiliaries such as Fire detection and Alarm system, CCTV system, Break - in Alarm system, Lighting system, Fire protection system, Water distribution system and Mechanical Ventilation and Air conditioning System.
