1. Oversee and manage the maintenance of the Commercial/Retail, Residential & High Rise Buildings.
2. To cover for the Facilities Manager in their absence.
3. Assist the Facilities Manager for the implementation of mechanical, electrical & plumbing works.
4. Liaising with TECOM Engineering & Security Department for property inspections and handover.
5. Maintain accurate records of the condition of the equipment and other systems in the building.
6. Create a schedule of regular evaluation of the facilities.
7. Personally and directly respond to and manage all occupants` complaints, furthermore ensure that these complaints are properly resolved.
8. Ensure that any contractor working in the center complies with the general House Rules and the Occupational Health & Safety Act in terms of Safe working procedures and PPE.
9. Manage a team of Technicians, Building Security and Building Cleaners in their day to day activities.
10. Handles all the Building sub-contractors.
11. Responsible for the Soft and Hard FM Services.
12. Participate in the development of policies and procedures that affect the use of supplies and facilities.
13. Ensure that all the equipment and other facilities are working properly.
14.Initiate interventions to solve problems in the facilities.
15. Develop a system for cleaning, repair and maintenance of facilities.
16. Develop back-up or alternative systems for common problems such as power outages.
17. Ensure the safety of the building or establishment from fire, flood and other hazards.
18. Initiate an active campaign on safety measures in the building.
19. Recruiting facilities service staff and training them appropriately to ensure competent work output.
20. Maintaining the efficiency and good working conditions of the facilities.
21. Coordinate with the upper management on work issues.
22. Monitor and supervise the team for reactive / corrective jobs.
23. Prepare asset registry & snag list report of the building.
24. Carry out full PPM schedule including mechanical, electrical, plumbing & HVAC.
25. Prepare request quotation/ in-house estimate of mechanical, electrical, sanitary and plumbing works and coordinate to the procurement department.
26. Monitors the Building Monitoring System (BMS), Fire Protection System, Generators, Capacitor Banks, LV Room, Elevators, CCTV, Chilled Water Pump etc.,
27. Supervision and testing and commissioning of Electrical distribution system, Electrical auxiliaries such as Fire detection and Alarm system, CCTV system, Break - in Alarm system, Lighting system, Fire protection system, Water distribution system and Mechanical Ventilation and Air conditioning System.
• Oversee and manage the maintenance of the following either a commercial or residential building(s):
Water supply systems
HVAC systems
Sewerage systems
Fire suppression systems
Electrical cables and wiring
Facility electrical utility equipment and distribution lines
Lighting / switches / receptacles / air conditioning units
Generators and power distribution / breaker panels
Electrical distribution systems,
Motors / pumps / cables / wiring and all other electrical systems
Fuel distribution systems
• Manage a team of Electricians and Plumbers to ensure all work is installed to the highest standards in accordance with the applicable mechanical / electrical and plumbing standards.
• Ensure maintenance works are completed to the agreed electrical/plumbing/A/C works schedule and budget.
• Prepare and approve Purchase Request Forms for mechanical / electrical and plumbing projects.
• Prepare regular progress reports.
• Maintain accurate records of completed maintenance works.
• Works a variety of hours to ensure all mechanical / electrical and plumbing systems in emergency situations to
Ensure the proper functioning of all systems.
• Analyze problems, identifying alternative solutions, projecting consequences of proposed
actions, recommending best options and implementing approved solution in support of goals.
Position Title: ELECTRICAL SUPERVISOR

Principal Duties and Responsibilities:
• Supervises the Electricians and Helpers in the repair, maintenance, and installation of electrical systems.
• Schedule, assigns, plan and monitors the work of Electrical shop personnel performing a variety of electrical projects.
• Plans and develops work schedules, equipment usage schedules, priority of electrical expenditures, and procedures for equipment and appliance maintenance.
• Supervises the Electricians in installation, repair and maintenance of all types of electrical system equipment and components.
• Ensuring the smooth functioning of all electrical units and equipment in a Facility for the safety of its occupant.
• Conducting scheduled checks, inspections, and detecting any short circuits and electrical malfunctions.
• Following stipulated safety procedures and regulations of working.
• Reporting electrical faults and submitting maintenance reports to the supervising authority.
• Placing order for spare parts and maintaining an inventory record of the same.
• Keeping a proper record of all electrical repair, maintenance and work.
• Ensures budgeting guidelines are met; prioritizes shop expenditures to stay within the budget and assists in preparation of capital and operations budget.
• Prepares material and labor estimates.
• Monitors the acquisition and usage of materials.
• Trains or informs employees of new work methods or procedures, changes in safety regulations, work policies, electrical codes and standards and the like.
Position: Electrical Engineer (Student Trainee)

• Interface with the Contractor responsible for the Basic and Detail Engineering of the Project.
• On commencement of construction ensure that all electrical and related works untaken by the contractor is in accordance with the reviewed design criteria and technical parameters.
• Provide support to the owners’ civil / structural, process, and mechanical engineers on all electrical engineering activities associates with the implementation of the project.
