➢ Overall responsibility for Operations, Maintenance, Construction, Renovation, Budgeting, Cost Management, Energy Management, Health & Safety and local law compliances.

➢ Established and Implemented log books for monitoring of equipment and property over and above BMS application.
➢ Established and Implemented Planned Preventive / Predictive Maintenance Program for residences, office building, utilities, recreational facilities, Fire fighting equipment and Canteen facility.
➢ Ensured timely addressal of all complaints, gauged customer satisfaction level and initiated actions for improvements by effective management of Help Desk Operation.
➢ Prepared yearly activity based budget, planning and monitoring of activities and ensured uniform budget expense across the year through participatory involvement of team members and continuous project monitoring and management.
➢ Prepared Infrastructure Improvement Plan (CAPEX) and implemented Structural repair, Replacement of HV / LT panel, Swimming pool auto dosing system, Cooling tower auto dosing system, Solar water heater Installation, Fall prevention / Hand rail installations.
➢ Reduced Housing renovation lead time from 12 weeks to 4 weeks enabling faster settlement of inbound staff.

➢ Emergency Preparedness for fire, bomb threats and earthquake through training of fire wardens, first aiders, proper signages, designated assembly areas and evacuation protocols for staff.
➢ Space management, planning for new requirements, re allocations and associated infrastructure management.
➢ Waste management and disposal of E waste and old furniture.
➢ Developed Monthly MIS showing trends on department and staff KPIs.

➢ Developed and implemented Preventive and routine maintenance plan for all equipment in the facility. Reduced breakdown trend.
➢ Initiated process for periodic inspection of the entire property including exterior and interior of the building.

➢ Responsible for maintenance of lawns, gardens, trees, flowers, perimeter fence, landscape and custodial services.

➢ Established and implemented an effective energy management program. Installed solar system and implemented plans to reduce energy consumption.

➢ Achieved considerable cost saving through analyzing and monitoring operational cost and implementing cost saving measures.

➢ Reduced labor cost despite staff annual increments through staff supervision, efficiency improvement and multi skill training.
➢ Recommended new policies and procedures for effective and economical operations based on analysis of client feedback.
