Khadamat is joint venture between Mubadala and Serco, a leading international service company is a facilities management company set up in 2007 to manage the entire UAE University campus (600, 000 square meters) in Al Ain. It has a broad brief, with responsibility for estate management, security, safety, cleaning, waste management, service desk departments and timetabling - that includes preparation of academic timetables and the booking of rooms for lectures, events and exams. Staffs maintain university security 24 hours a day, issuing access control cards to staff and students, responding to incidents and monitoring the campus through mobile and foot patrols and various alarm and surveillance systems.
Managing operation and maintenance of hard services (specialist system & MEP) as access control, BMS, fire alarm, firefighting, CCTV, master clock, UPS, lifts, FM200, LPG and Medical gas, de-ionized system, fume hoods, scrubber hoods, AHU, FAHUs, Extract fan, Pumps & EOT cranes.
Managing operation and maintenance of hard services (specialist system & MEP) as access control, BMS, fire alarm, firefighting, CCTV, master clock, UPS, lifts, FM200, LPG and Medical gas, de-ionized system, fume hoods, scrubber hoods & EOT cranes.
Responsible for building and maintaining strategic relationships with business partners and clients, understanding and fulfilling their needs and service requirements.
Ensure the effective delivery of all services through all channels in order to meet business requirements
Ensuring that system characteristics are adequately monitored to develop understanding of predicted behavior & providing leadership and management for specialist system officers & supervisors
Managing specialist sub-contractors on Campus & Have thorough knowledge of sub-contracting procedures and contract agreement preparations.
Monitoring and measuring all outputs of the Estates specialist MEP systems Planned, Corrective and Reactive Maintenance. Ensuring the requirements of the PA Outputs Specifications are met with no failure KPIs and unavailability.
Ensuring all maintenance tasks are executed within agreed SLA & provide reports on the operation and maintenance of specialist systems & liaising with insurance and regulatory authorities
Ensuring all sub-contracts staff utilization on maintenance services are approved and competent for the specific tasks & supervising and maintaining the organizational structure for maintenance teams
Ensuring the efficient operation of the on call system for control of planned, reactive & corrective maintenance through concept evolution system
Monitoring and reporting on overall progress of work programmes against the plans and forecasts through FSI Concept Evolution portal
Supervision of reorder process to ensure sufficient stock levels to meet the contractual requirements
The ownership of work orders from commencement to completion & adherence to all current company procedures (LWI)
Preparing specifications for inclusion with the RFP/Tender for each service and participate in the technical evaluation, negotiation and selection process of each subcontractor.
Ensuring continuous improvement and drive value for money for the current maintenance systems, managing and forecasting life cycle projects, ensuring all the work are retained within the budget value.
Develop the work related method statements and risk assessments, ccarryout line Management duties and undertake all HR related functions for direct reports.
Monitoring the campus energy consumptions and drive sustainable approach initiatives
Engagement and develop good relations with key customers
In-house staff management, training and conducting Performance development review and focusing the areas of improvement of each employees.
Initiating & leading all the innovative projects & concept evolution implementation and customization process

Maintaining & Trouble Shooting of Chillers, Close Control Units, FCUs, Generators, Access Controls, CCTVs, DALI and all other mechanical, Electrical & Fire Fighting related Works (FM 200, Foam, Fire Alarm, Sprinkler & Fire Hydrant Systems. etc., ).
Installation of New BMS Systems at various Radar stations and Integration of the same with single server BMS System (Controlling & maintaining of all Electro-Mechanical Equipment’s by one BMS Server).
Maintaining & implementing of Civil, Electrical, Mechanical, BMS, PLC, Safety and Security Systems (CCTVs, Access controls, Gate barriers, Automatic doors, Motion detectors & Intruder Alarms) related works.
Strong knowledge in engineering energy efficient building systems & Monitoring, tracking and analysing energy conservation, energy efficiency Work measure and energy usage.
Scheduling employees for shift Roasters and emergency work arrangements.
Keep track of Maintenance records and issue work order through Archibus system.
Coordinate & inspection with external Contractors related to Civil, Electrical, Mechanical, and Facility Maintenance works as per requirements in the complex situations.
Maintaining & trouble shooting of Fuel transfer system (Day & Buried bulk Diesel tanks, Electrical & Diesel fuel transfer pumps, leak detection system, level sensors & Valves)
Professional in periodic & trouble shooting inspection of all MEP activities snagging & de-snagging works.
Professional in Annul budget preparation and Ensuring the availability of stores for adequate spares, tools and accessories for emergency & scheduled maintenance

Job Profile
Co-ordination with Civil Contractor, Sub-Contractors & Consultant for MEP (HVAC, Fire Fighting, Plumbing, Drainage, CCTV & Access Control Systems) Works, BMS, Chilled Water and Fuel Piping Works.
Preparation of Estimation, Quantity Surveying, Variation & Cost Reports.
Execution & Inspection of all MEP Works (BMS, Field Testing of all Mechanical & Electrical Equipment’s like Air Balancing, Leak Testing, Pipe Line Fabrication & Pressure Testing)
HVAC Design, Heat Load Calculation, Modification of Drawings & Preparation of As Built & Co-ordination Drawing
Preparation of Daily, Weekly & Monthly Progress Reports and highlighting of Works Status & Materials Consumption records.
Factory Oriented Installation and Testing of LPG System, Hydraulic System, Pneumatic Piping System, Emulsion Piping System, Lubrication Piping System, Cooling Water System, Blower Pipe Line, Fresh Water Distribution System & Cleaner Pipe Line system.
Preparation of Production Planning & Material Planning and Daily, Weekly & Monthly Production Reports and Ensuring the Quality of all Incoming Raw Materials & Outgoing Finished Goods and Reducing the Cycle Time & Increasing the Productivity
