 Facilities and Assets Management for all Bloom portfolios and the Buildings (Community Villas, mixed use asset, residential, commercial) in Abu Dhabi, Al Ain and Dubai.

Making sure all Fire Life Safety Systems (FLS) are working satisfactory.
 Managing chilled water and gas supply charges.
 Oversee the day to day operations, management, maintenance and the development of the residential, OA communities, commercial and mixed use buildings, including the Gym rooms, swimming pools, etc...
 Managing all PPM works and ensures all maintenance and reactive works attended and monitoring it through CAFM system.
 Evaluate the performance of the Facilities management service providers to ensure outsourced services are carried out as per agreed SLA. Manage and submit the FM monthly report.
 Total FM services tender preparation for the Assets and Budget control.
 Working in free hold communities, OA community management establishing, Community management tendering, managing service charges and approvals, process all related invoices for payment, Homeowners manual, and OA board community member.
 Communicating with Master developer for the community issues and third parties stakeholders, government entities
 Managing the Defect Liability Periods (DLP) of the assets along with the snags completion.
 Maintain productive working relationships with all stakeholders.
 Carried out the initiations for the energy reduction and auditing. Installation of IoT integration system for control and monitoring the MEP operations.
 Making sure all the Assets, facilities are compliant with the ADM local authorities’ requirements and TAWTHEEQ.
 Manage and enhance the Asset life cycle and operations.
 Board member in the Owner Association Committee for the free hold communities
 Monthly meeting with the FM service provider for each asset and the OA community managers.
 Taking over the new project assets from the main contractors and making sure all close out documents are well received.
 Checking and managing all retail / commercial tenant fit out works till completion and opening for trade. Permits to Work (PTW) issuance and approval.
 Budgeting, Financial management and managing the CAPEX / OPEX and control.
 Defined the scope of works, SLAs and KPIs of FM contractors and managing all the FM contracts of the Asset.
 Energy Management plan, Enhance and improve the building operations.
 Strategic Planning, Developing the department policies and strategies and apply Safety Protocols.
 Liaise with the design/project team for the new upcoming projects.
 Coordinate with the leasing department for having leased residential units / commercial / retail outlets ready to be leased and comply with local authorities.
 Managing all HSE works and safety protocols and compliant to local authorities.
 Manage and coordinate with all stakeholders as work requirement.

 Asset and Facilities Management, along with prime responsibility focused on Hard & Soft FM services management, security management, community, housekeeping, operations and maintenance of utility services, and all the Civil & MEP works related to the residential, retail properties and operations.
 Managing the defect liability periods of assets, waste management, pest control, landscaping, manage and improve sustainability issues, activities including the cleaning, waste disposal, catering, security and parking of each site, managing the budgets and keeping records of all payments

 Managed all mechanical, electrical, plumbing, drainage, housekeeping, Pest Control, Neon Signage’s, Civil Works, Landscape, Fire System, Safety, etc. and any requirement for the Facilities, located in Dubai, Abu Dhabi.

 Prepared PO using Oracle software and supervised the maintenance works required for the CEO’s Villa.
 Prepared the annual maintenance budget and managed efficiently all retail operations in UAE & GCC; Contributed substantially to the preparation of all retail budgets ranging from 1 million to 5 million.

 Heating Boilers \[580 KW \], Diesel oil generator \[cater pillar, 1000KVA\], Central air conditioning and Plate heat exchangers.
 Water Pumps: Centrifugal, Gear & Submersibles.
 Ice machines for making cylinder tube & crushed ice \[PLC type\] and Cold store.
 Aeration system for water tanks that involve paddle wheels, surface aerators, tornadoes & air blowers. Liquid oxygen system.
 Supervising & distributing the maintenance works among the skilled maintenance technicians and provide training.
 Managing team of electrical and mechanical technicians.
 Incharge of all plumbing works and installation of the green house protection polyfilm with blowers.
 Preparing the HDPE liner for the water tanks and preventive maintenance programs for all the working machinery’s.
 Supervise and inspect the installation, modification and commissioning of mechanical systems
 Preparing the budget for any renovation works \[civil, electrical and mechanical\] and the execution of the work.
 Have the knowledge of aquaculture engineering system.

On the operation & maintenance of the following machinery’s:
 Main engines of heavy fuel \[Mitsubishi, Single screw\] & its associated pumps.
 Diesel Oil Generators Steam power plant and Fire tube boiler.
 Different types of pumps: centrifugal, screw, gear, reciprocating & high-pressure fuel injection pumps.
 Gas compressors & refrigeration system and Multi stage air compressor.
 Fuel, diesel & oil purification plants and its equipment’s and Central air conditioning with its equipment’s.
 Fuel oil burning equipment including pipe line & all types of valve system.

On the operational & maintenance of main engines \[MWM 2200 BHP, 8 cylinder with reduction gear, working on ballast the ship, diesel oil generators, centrifugal & reciprocating pumps, air compressor, oil purification equipment’s, central air conditioning, fuel oil burning equipment including pipe lines & all types of valve system.
