• Supervise and coordinate activities of external contractors, for hard and soft services, and also fit out of commercial spaces.
• Project management for fit out works, which invoices subdividing large offices into small office spaces.
• Preparation of management reports on a monthly basis, which include details of works carried out, adherence to approved budgets, and other relevant details.
• Carry out routine inspection of all areas of property in order to maintain the required level of service.
• All other basic function of a facilities manager and project manager.
Team Management:
• Managing & coordinating with direct & indirect staffs reporting to me & also manage all outsourced services.

Handled responsibilities for 5MW X 6 Nos. MWM DG Set installation project, electrification work and centralized AC/ Split AC system with ducting work.
• Involved and contributed in the successful completion of electrification job with power distribution to internal wiring for a residential project including hospital and school.
• Execution of central AC system installation with design & layout of building with offices, training/conference hall including Computer LAN system ( to, Project Value: Rs. 2.3 Corer)
• Ensured compliance with ISO QMS, ISO0 EMS and worked in ERP environment.
• Operation and Maintenance of:
• Centralized AC/Package AC/Window/Split AC and AC/DC Motors.
• VCB, ACB, SF6 Breakers, with all protective systems like earth fault, differential protection, over load, under/ over voltage protection, over frequency short circuiting protection, etc.
• Complete lighting & refrigeration, AC system of plant, lab equipment’s & residential complex.
• Maintenance, breakdown analysis and testing of fraction KW to KW 3-phase motors and various types of single phase motors & pumps in the workshop.
• Testing & maintenance of Power & Distribution Transformers, overhauling of HT/ LT/ Motors, Generators, LRS, GRS.
• Maintenance, erection, commissioning and testing of LT Panel with all protective systems, KVA/ KVA emergency DG Sets.
• Manpower Management:
• Leading a team of supervisors/technicians and ensuring high motivation levels on the floor.
• Coordination with HR functions for training in technical skills and health & safety.
Support the Property Management team in technical matters.
Develop SLA’s and ensure KPI’s are monitored on regular basis.
Analyze data from reports and direct teams in order to improve performance.
Review quotes for refurbishment and other works to be carried out.
Manage turnover of vacant units.
Prepare management reports detailing works completion and adherence to approved budgets.
Clear approvals for payment based on work completion reports etc.
Basic Facility Management Tasks
In charge of Managing Buildings in Discovery Gardens, Ibn Battuta Gate Office Building & Residence.
Manage Fit out of Office spaces, to sub divide into smaller offices.
Tendering for service providers.
Liaise with Govt. Authorities as and when required for NOC’s and permits.
Manage Robotic parking facility with a capacity of over cars.
Site In-charge
Managing MEP maintenance of Discovery Garden (Residential/Commercial Buildings).
• Deputed at Burj Khalifa as a Site in-Charge from Feb. to April for all HVAC job for compilation and DLP maintenance in collaboration with Hitachi and Voltas HVAC Team.
• Managing a team of technical workforces with men’s and materials for all building equipment’s Reactive/Preventive maintenance as per manufacturer standards.
• Analyzing major breakdowns & implementing of preventive maintenance finding and corrective action plans.
• Ensuring energy conservation through monitoring consumption and controlling utilities consumption demands.
• Planning the inventory of spares, storage and use of material to reduce expenses & wastage.
