Project: Maintenance of Al-Raha Gardens
Duties & Responsibilities:
Preparing schedule for PPM & CM.
Being responsible for maintenance of all MEP equipment and makes sure that job is done on time as per schedule.
Coordinate with the Procurement Department/Vendors to arrange the required materials for site activity.
Reporting to the Facilities Manager on a regular basis.
Update and maintain records to track maintenance and repairs
Develop project estimates for client; provide cost, schedule and scope information for review and approval.
Manage day to day operations of employees i.e. (Work schedule, Annual leave application, overtime, transfers)
Ensuring compliance with health and safety regulations of workers
Fixing minor issues in appliances or arranging for repairs when needed
Ensure that all site issues of the project are carried out as per client’s requirements and in line with contract specification
Project: Qatar Foundation-Facilities Management
Responsible for scheduling, coordinating and planning Preventative maintenance and Corrective maintenance using the work order system to achieve KPIs.
Review the routine report by the team related to day to day operations and monitoring.
Prepares and submits the required Client reports on planned intervals.
Monitor the activities of all personnel assigned to the project, including work allocation and execution. Also ensure their duties and responsibilities are performed in accordance with the project objectives.
Review all assigned work orders in the CAFM system and schedule the activities, manpower and arrange required spare parts if any.
Follow up pending jobs, ageing work orders or purchase orders.
Ensure the requested materials are received at project site.
Ensure the team on site receives the invoices from the suppliers or subcontractors and submit all the necessary documents to the Finance Department.
Coordinate & Follow up with the Subcontractors in response to contractual PPM/CM or extra projects.
Preparing project estimates, elements of cost in maintenance and/or constructions including the determination of unit cost records and budgets.
Reviews and approves all necessary documents prior to FM approval.
Responsible for reporting to the FM the project performance, internal and external issues, client complaints and the proposed actions or decisions needed.
Train the new employee with the CAFM System and site-specific protocols.
Ensure all activities are performed as per company procedures with close coordination and cooperation with other concerned departments.
Coordinate with the Client’s representative for the status of major activities as requested by the Client (renovations, new installations, repainting, extra projects, etc).
Giving clear and detailed information to the team members and Clients about project details to be carried out.
Obtaining all necessary legal requirements and approvals to ensure projects are moving forward as planned.
Ensuring work orders are completed within the allocated schedule and meet the original specifications.
Ensures that the facility and equipment are maintained and operated in accordance with the client’s requirement.
Deals with emergencies as they arise and escalate, if necessary, to expedite action.
Conducts Toolbox Talks to address relevant operation’s safety and other seasonal topics.
Consults the team for opportunities for improvement to enhance the safety and welfare.
Ensures all measuring and testing equipment are calibrated regularly.
Ensures the required PPE and other safety equipment are utilized and replenished.
Ensure that all work is carried out as per the contract and client specifications.
Project #1: Cinnamon Grant Hotel Resort, Pasikuda
Project #2: 93 FIFE Residencies, Colombo
Duties & Responsibilities:
Preparing BOQ, Take off - Quantities and Estimation.
Receive and review Drawings, specification, Bill of Quantities pertaining to Mechanical works.
Checking for the site feasibilities and arise revision over drawing accordingly.
Ensure the work performed is in accordance with the drawings and specifications.
Ensure that all HVAC, Fire Fighting & Plumbing Installations & Site activities are conducted under controlled conditions as per shop drawings, method statements, and specification and work plan.
Maintain detailed diary of daily work activities, issues, work approved or rejected, hours of operations, labor and equipment used and sign at the end of each day.
Coordinate with contractor's team to advise on execution of the work.
Maintain records of completed works for interim and final payment and as-built drawings.
Grade A
Bachelor of Mechatronics Engineering consist of 4 years studies at Uva Wellassa University of Sri Lanka.
