Within the Investment bank I had the responsibility to look after all the development managed by the company from start to finish and ensure that the investor’s interests are protected.
Orchestrate the entire development process of ADIH Real estate development projects from start to finish. Manage day to day project managers. Oversee every process, phase and service involved,
including site selection, market analysis, project initiation budget, construction monitoring, procurement strategy, handover, exit of investors and close out.
Tasks handled:
•Oversees and directs all capital expenditures for the construction, infrastructure and real properties, consistent with the planning and design goals
• Identify new own residential development opportunities
Support the Real estate investment team in providing real estate based analysis and information to form he investment opportunity
•Track and reporting potential issues, risks, changes, costs and revenues
•Develop feasibility studies for residential assets and seek approval
•Ensures that project management processes enable the institution to complete projects on time, within budget and within the return promised to the investors.
•Oversees coordination of each project to ensure the design process reflects the input of
•appropriate departments to optimize program and space efficiency, flexibility and life cycle cost
•Directs the development and implementation of design and construction standards to ensure projects are executed at appropriate levels of quality
•Effectively protects ADIH interests and ensures appropriate controls are in place to ensure compliance with all financial, regulatory and requirements
•Provisions of the Project, Cost, Quantity Surveying and Contract Management
•Establish management structure and procedures for the project with clear lines of responsibility.
•Value Engineering Management, Review and Recommendations
•Prequalification of consultants
•Assist with Planning Application and Statutory Approvals
revew tender submissions to identify potential savings
•Preparation of Requests for Proposals (RFPs)
•Negotiation to Meet Budgets with consultant and contractors
•Award of Contract and Contract Documents
•Review the specification prepared by the Designer/Engineer
Review comment and approve the master schedule
•Monitor the Contractor’s progress against the schedule including work activity tracking and when necessary record delays and “push” the contractor to meet program deadlines and targets
•manage the consultant’s works with regard to the issuance of construction drawings and approvals and where the consultant is in delay “push” the consultant to meet deadlines and target dates in accordance with the approved construction master schedule
•preparation of quarterly report for investors (development progress)
•review reports from consultants
liaison point between ADIH departments and third party consultants under Real estate
•assist in all documents related to the establishment of a pharmaceutical plant (licensing, land lease, approvals)
