• Overall manages of which includes safety and security, project management, renovations, engineering and maintenance, housekeeping, and other facilities management functions.
• Plan, schedule and supervises day to day operation of the company building, facilities and equipment; ensures that PPM is carried out correctly as scheduled; ensures comprehensive documentation of repair history; ensures activities are within the corporate standards on safety and quality.
• Ensures compliance with corporate and government environmental and safety laws and regulations including maintaining database of permits, renewal of operational permits issued by government bodies and acting as site Pollution Control Officer.
• Ensure preparedness of Business Continuity Planning (BCP) including liaising with local landlords, local government units, and third party providers as may be required.
• Execute and manage projects based on scope of work, timelines, resource allocations, inter-departmental and vendor coordination, progress monitoring and cost controls to ensure smooth implementation of the project.
• Manage, plan, schedule and coordinate detailed phases of engineering work like renovation of existing infrastructure & design of new ones as may be required.
• Ensure proper closure of all projects with all the necessary qualifications, documentation, and certifications.
• Establish and implement cost savings or cost reduction initiatives in the facilities operation and building services
• Reviews and make recommendations on Service Level Agreements (SLAs) of vendors
• Ensure 100% compliance to all audits
• Develop strong relationships with internal stakeholders and provide support such as implementation of power saving initiatives.
• Continuously track contracts to ensure timely renewal of expiring contracts especially to equipment maintenance and other service provider
• Reviews PM (Preventive Maintenance) programs to ensure outside contractors/vendors are in compliance with company contract requirements. Identifies any deficiencies and notifies outside contractors/vendors to ensure corrections are made as Preventative Maintenance Programs progress
• Review and resolve day to day complaints related to Electrical work as may arise and ensure that contractors adhere to HSE regulations on the assigned project.
• Monitor and analyze Service Orders from CMMS system to check the performance of equipment, response time of Term Contractors, maintenance effectiveness and duration of completion per Service Order.
• Assist the Project Team to review and evaluate the scope of works related to electrical system modifications and additional installations.
• Update the As-built drawings whenever there’s renovation or additional installations
• Review scope works for any improvement to ensure that major utilities will not be affected that may cause disruption to the operation
• Manage a team of technical people engaged in the operation, repair, installation and maintenance of buildings and building facilities.
• Conduct audit to ensure safety, the integrity of electrical installations and quality of maintenance strategy.
• Assist in the preparation of documentations and participate in ISO audit
• Prepares investigation report for any major breakdown and technical valuation for any proposals or recommendation
• Supervision of Multi-Skilled Technicians and other technical support staff
• Maintain professional relationship with tenants and handle their complaints
• Coordinate and supervise external contractors
• Canvass materials needed for the project
• Leads on the operation and maintenance of power system (Meralco, Genset), transformers, substations, switchgears, power panels, lightings, and facility maintenance system.
• Oversees the scheduling, maintenance, and monitoring of all heating, ventilating, air conditioning, water, electric and other systems to ensure efficient operation.
• Reviews price quotes for the procurement of parts, services, and labor for projects.
• Upkeep facility equipment system efficiency and maintainability.
• Conduct review on the daily activities and program related to facilities equipment operation and maintenance.
• Reports directly to the Property Manager

• Main in charge in operation and maintenance of (Gen-set, Switchgears, Power Panels, HVAC, Pumps, Chillers, and Fire Pump System
• Ensure continuous supply of utilities & related facilities at the required performance level or specifications
• Formulate and implement operating procedures and preventive maintenance programs to ensure that the systems function as intended at all times
• Carry out repair and troubleshooting of systems in order to restore systems to their operating conditions in the shortest possible time
• Monitor & review system performance, utility consumptions and capacity usage as well as provide regular reports, so as to recommend & implement improvement/enhancement projects
• Ensure plant histories, drawings, data and other appropriate documentations are being generated & properly filed for future reference & review
• Prepares budget for maintenance and utility cost in monthly and yearly basis
• Assist and supervise contractors for building construction
• Identify and implement energy conservation programs in support to departmental goals and objectives

• Sees to it that all machines are properly and effectively used by the production and check if standard parameters of every machine are being followed during production.
• Supervise all preventive measures, modification and other maintenance activities concerning machine.
• Schedules frequency of preventive maintenance for every machine and makes sure that it is being followed.
• Supervises proper maintenances tools and equipment.
• Repairs and troubleshoots machines to avoid downtime hours and to ensure continuous production operation.
• Communicate with equipment problems on their product.
• Reports loss or damages of tools and machines to Maintenance Eng’g Head.
• Monitors availability and use of spare parts.
