1. Ensuring proper VAT treatment and compliance in residential and commercial unit sales and leasing transactions, as well as contractor and commission payments.
2. Verifying the accuracy of VAT calculations and preparing and submitting VAT returns and VAT refund applications accurately and timely.
3. Liaising with the Federal Tax Authority (FTA) for the approval of VAT refund applications.
4. Handling VAT matters for the Owners' association, Property management company, and the Real estate development company.
5. Collaborating with internal departments (Project, Sales, Marketing, Admin) of the company and external vendors to ensure accurate VAT reporting.
6. Reviewing real estate transactions, contracts, and agreements to determine the appropriate VAT treatment and ensure compliance.
7. Staying updated with the latest developments in VAT laws and regulations, especially relevant to the real estate sector, and advising the company on necessary actions.
1. Providing professional accounting, auditing, and UAE VAT advisory services to clients from various industries.
2. Forecasting and preparing cash flow projections, budgets, and project reports for respective clients.
3. Reporting monthly financial results to clients through Management Information System (MIS) reports by analyzing trends.
4. Preparing audit reports for clients and guiding them towards better accounting practices.
5. Delivering satisfactory accounting services to clients using QuickBooks, Xero, Zoho, and Tally.
6. Providing guidance to clients on UAE VAT and suggesting its implementation in their accounting systems and business practices.
1. Supervising the work of Junior Accountants and handling receipts and payments in cash or by cheque.
2. Computing taxes owed and preparing VAT returns, ensuring compliance with payment, reporting, and other tax requirements.
3. Monthly reconciling account balances and reconciling receipts and payments received/paid in cheque or in kind, and performing Creditors-4. Debtors Ageing Analysis as a part of Working Capital Management.
4. Maintaining accounting controls by preparing and recommending policies and procedures.
5. Calculating and processing salaries and preparing salary receipts.
6. Summarizing current financial status and preparing Statement of Financial Position (Balance Sheet), Statement of Income (Profit and Loss Statement), and schedules and annexures.
7. Ensuring compliance with applicable laws and liaising with company auditors and engaging in audit processes.
1. Conducting comprehensive audits under various laws, ensuring compliance with legal requirements and regulations.
2. Preparing accurate and detailed VAT and Company Audit Reports, providing a clear assessment of the financial position and compliance of the audited entity.
3. Finalizing accounts and facilitating the timely filing of VAT and Income Tax Returns, ensuring adherence to deadlines and regulatory obligations.
4. Gaining in-depth knowledge of the client's business operations and control environment, and communicating observations and suitable recommendations through a comprehensive management letter.
5. Identifying key audit risks during the planning phase and designing an efficient audit strategy, considering the allocated time budget and overall objectives.
