Pre-Construction Stage :
• Understanding the Client brief so as the design to prepare of Bill of Quantity - Bid Proposal in line with the requirement of the project.
• Meeting client/consultant for project clarification and coordination
• Assist Purchase Department in acquiring gate passes / work permits.
Construction Stage :
• Maintaining weekly evaluation of Actual Accomplishment vs Target Accomplishment
• Look ahead scheduling for Interim and Final Invoice Issuance
• Assist Project Manager in preparation and monitoring Timelines
• Assist Purchase Department for material inquiry, purchasing and delivery, and keeping the quality under the specified budget
• Assist Accounts Department in interpreting / evaluation of accomplishment for invoicing, summarizing the statement of accounts of sub-contractors and with the project.
• Maintaining records in preparing variation orders, submitting and meeting the client/consultant for joint agreement and finalizing cost.
• Preparing, submitting and Follow-up invoice, query and design clarification to client and/or consultant
• Meeting and negotiating cost and timeline with sub-contractors to maintain quality and complying works as required in the project and meeting the standards.
• Meeting Client, Architect, Engineer to understand, negotiate and agree on probable project variation and prepare claims and so evaluate, prepare and request for time extension as required.
Post Construction Stage :
• Assist Purchase Department in compiling the warranties for the works.
• Assist Accounts Department in summarizing the statement of accounts for client and subcontractors before project close out.

•Planning for budgetary and tender cost estimate (Architectural and Structural Works) with the client and maintaining the same throughout the project.
•Build up technical paper works and keeping the client posted on pre-construction schedule, tender proposal forms, Letter Of Award / Notice To Proceed, Agenda and Minutes of the Meeting, Weekly Report and Contracts
•Verify actual building measurement and layout
•Aiding Owners/Contractors in facilitating necessary paper works for applying permits
•Attend and facilitate Technical/Coordination Meetings
•Anticipate and monitoring projected “Project Cash-Flow” based on Bar Chart/S-Curve vs Actual
•Coordinate technical/actual issues to all concerns and suggesting probable solution considering quality, cost, time, safety, health and environment.
•Performs daily actual site inspection
•Evaluates Sub-Contractor’s / Contractor's Progress Billings in line with the work done and summarizing their accounts.
•Conducts/Witnesses Equipment Testing such as Elevators, Pumps, Pipe Leak Tests etc.
•Assist contractors / sub-contractors in preparing As Built Drawings
