Working for Area Support Group-Kuwait (ASG-K) US army camps in Arifjan and Buehring in the field of construction management services.
• Responsible for the technical services, reviews, analysis, planning, programing, engineering studies, design, solicitation, development, contractor supervision, and miscellaneous engineering program and technical assistance for multiple facilities throughout the area of responsibility (AOR).
• Monitor to ensure proper project execution.
• Perform submittal reviews of all construction contractors which requires on site visual review or off-site comprehensive reviews( mature acceptance verses load calculations)
• Perform required design (HVAC, and Plumbing) reviews and make professional recommendations to the Contract Officer Representative (COR) for approval or rejection
• Responsible to check all submittal for completeness, technical accuracy, and ensure compliance with contract requirements
• Provide documentation for oversight operations such as quality assurance weekly, noncompliance notices, pre-final and final inspection services
• Participate in routine meetings between the government representatives and construction contractors as required, where construction management and quality are topic discussion
• Prepare weekly reports and submit to the Contract Officer Representative(COR)
• Maintenance of Chillers, Cooling Towers, Pumps, AHU, EAU, FCU and all other HVAC equipment.
• Maintenance of BMS
• Maintenance of all kinds of fans (Supply, Exhaust, Pressurization, Smoke etc.)
• Create and maintain Preventive Maintenance Schedule to perform regular checkups so as to avoid breakdown and disrepair.
• Maintain and repair all Plumbing Electrical systems & Elevators ensuring they are in working order at all times.
• Maintain building facilities and landscaping, perform maintenance on building equipment
• Operate tools, equipment, and materials used in building maintenance and operations.
• To assign work to the supervisors ( HVAC, Plumbing, firefighting & electrical supervisors)
• Monitor and oversee all aspects of the physical maintenance of property.
• Handle multiple tasks and interact and communicated effectively with both ministry and maintenance staff.
• Coordinate with Manager in scheduling the daily activities of maintenance staff.
• Maintenance of Chillers, Pumps & AHU’s
• Maintenance of Split, DX, Package AC units
• Maintenance of Cold Rooms
• Submit Daily work schedule to the Ministry Engineer
• Submit Daily work complete report to the Ministry Engineer
• Submit monthly report to the Ministry Engineer
• Annual/Quarterly/monthly Preventive Maintenance schedule as per Tender
• Maintain the required Spare parts and tools
• Monthly Invoice submission to the Ministry for payment
• Maintenance of A/c Systems, Chillers, Cooling Towers and other equipment.
• Supervising a team of supervisors and technicians in the field to ensure that their work is of high quality and within the allocated time.
• Heat Load calculations for sizing of HVAC system.
• Responsible to erection, commissioning and handing over to the client.
• Survey the sites for new Annual Maintenance Contracts, evaluate the extent of works involved and prepare the quotations for the same
• To fallow up with the clients and finalize the annual maintenance contracts or repairs/ replacement orders.
• Arrange training programs for the technicians to increase their job awareness and skills.
• To assist in the trouble shooting of the equipment related problems, when required.
• To meet the clients on a regular basis and obtain feedback on the quality of service and customer satisfaction.
• To evaluate the requirement of spare parts for various equipment under the warranty or service contracts, and initiate ordering as necessary.
• Trouble shooting of Air Conditioning systems.
• Maintenance of A/c Systems, Chillers, Cooling Towers and other equipment.
• Replacement of old A/c systems.
• Solving Electro-Mechanical Problems.
• Servicing of A/C Systems
• Supervise the major repair works in the central air conditioning system
