As part of the senior Management Team brought in to provide stability to a previously poorly managed asset. Developing policies and procedures to ensure best practice was being introduced into the environment. Educating and mentoring staff and bring a 450+ stores up to date in terms of offerings, design, tenant mix and relevant to the demographic. Working closely on the expansion of the mall in terms of design, time lines, delivery and base build.
Overview of responsibilities included:
• Assist the GM through being key point of contact for the management of all leasing related business issues and the interaction with existing and potential tenants.
• Prepare annual budgets and 5 year income projects to support business plans.
• Manage existing income, ensuring earnings stability and identify and implement opportunities for new streams of income through the development and management of retailer relations.
• Work closely with Marketing team on the collation and interpretation of info and data, including (but not solely) Demographics, Sales Reports, Shopper profiles, HH Income and HH Expenditures to ensure maximum return on the Mall future development and the improvement of the Malls performance.
• Regularly review and adapt the retail mix, providing and supporting future business decisions and matching with current market trends and its movements.
• Provide support to the Marketing team in the strengthening of Mall / Tenant relationships.
• Providing monthly reports to the GM as part of the monthly business performance including the identification and evolving of departmental KPI’s.
• Managing and supervising a leasing team using best practice policies and procedures and the adaptation to change as required for constant service improvements.
• Establish a clear leasing strategy by Identifying, negotiating and finalizing leasing agreements.
• Monitor changes in retail offerings, identifying new potential tenants and developing a clear strategy to attract them to the site.
• Lead on and the management of the leasing process, maintaining records, preparing offers, issuing leases, fit out and the ongoing process to the onsite commencement of trading.
• Identify, establish, strengthen and develop relationships with national and international retail brands and operators.
• Work with the finance team on the management of collections, late payments and advise on any necessary legal actions.

Worked on a consultancy basis finalising Leasing and Lease Admin functions for the high end Etihad Towers Project and Regional Bawat Al Sharq Mall outside Abu Dhabi. Initial leasing of Office space within Etihad towers to high profile tenants in order to ensure top end corporate demographic within the project i.e. a number of Foreign Embassy Offices and trade missions. Finalised negotiations to ensure documentation in place and coordinating between tenants and the retail and design delivery to ensure retail components to both project delivered on time with the respective official opening of the project.

As Head of the Lease Admin Department I ultimately responsible for the full Leasing cycle from proposal issuance, negotiating legal terms, production of Lease Agreements and all Lease related correspondence including initial payment collection covering 10 operating centres with a total retail area over 800, 000 sqm. These included 5 centres in UAE, 2 in Egypt, 2 in Oman & 1 in Bahrain. Managing a team of 22 employees in 2 different countries.
Overview of responsibilities included:
•All Lease related documentation produced and executed and registered within shortest possible timeframe, with necessary approvals in place.
•Member of the tenant Selection Committee responsible for ensuring that the Leasing Department were proposing the best possible tenant / brand for the location in question.
•Ensuring that all income budget targets were met by the Leasing team.
•Negotiation with tenants on all legal aspects.
•Approval of all work done by the internal Legal Department relating to Lease Agreements, special conditions and bases documents in different jurisdictions
•Liaising with various Government department on all Lease related issues particular the RERA and the Municipal Rental Committee
•Liaising with other department to ensure compliance with the terms of the Lease including Legal, Finance, Operations and Retail Design and Delivery
•Resolving issues that were not resolved by relevant department. Failing such would brief internal and external Legal teams as to grounds that form the basis of litigation through the relevant court and following this through to final Judgement and follow up on compliance on court rulings.
•Development with IT of electronic systems to ensure maximised efficiency
•Ensuring production of relevant sections of Board Reports, Senior Management Reports, Correct categorisation of brands within Tenant Sales Reports, Analysis of rent to sales ratios, Leasing Status Reports for New Developments.

Review of outsourced third party contracts and source new providers and suppliers in order to minimise repair and maintenance costs without effecting quality or productivity.
•Establishment Matters: Liaise with relevant government organisations and non-governmental to process or resolve establishment matters satisfactorily or as a requirement of any property modification or development requirement.
