Develops, implements, monitors, and evaluates an effective facility management program (electrical, plumbing, HVAC, lifts, generators, chillers, etc.) including preventative and corrective maintenance and life cycle requirements. o Review of PPM schedules and ensures that the PPM is carried out as per the shared schedule and contractual agreement. o Carryout daily, weekly, and monthly inspections on hard and soft services and document them accordingly. o Responsible for the fire protection systems and to ensure adequate fire sprinkler coverage and compliance with ministry requirements. o Responsible for the plumbing systems including domestic water, sanitary sewer, hot water, condensate, and hydronic systems etc. o Responsible for HVAC systems. o Planning and managing facility central services such as security, Cleaning, waste disposal and parking. o Ability to read and interpret documents such as safety rules, O&M instructions, procedure manuals, and general instructions. o Ensures compliance with health and safety standards. o Supervises maintenance and repair of facilities and equipment. o Ensures property policies are administered fairly and consistently. o Responsible for Renovations and fit out works. o Obtains quotes and tenders from vendors and suppliers. o Manage contractor and vendor relationships. o Verifying if payments and invoices match contract pricing. o Immense ability to write routine reports and correspondence.
• Coordinate and assist in repairs involving basic electrical, mechanical, and plumbing systems.
• PPM’s and Reactive Maintenance of building services for the aquarium, Shopping Malls, restaurant, gift shop, catering outlets and learning center.
• Perform preventive, predictive, and corrective maintenance on all mechanical, electrical and plumbing equipment in the plant.
• Read and interpret equipment manuals and work orders to perform required maintenance and service.
• Respond to tenant calls, emergency and maintenance issues immediately, notifying the appropriate party and resolving such issues in a timely and accurate manner.
• The supervision of external contractors, providing technical advice and assistance as necessary, ensuring adherence to Health & Safety legislation
• Experience inventory of required spare parts and equipment for the MEP systems.
• Manage the staff, processes and activities for maintaining all plant machinery, equipment and other physical assets to ensure safe, continual and efficient operation.
• Coordinated with multiple planning and engineering departments to ensure safe and timely completion of new installation, maintenance, and emergency repairs.
• Review P&ID, CAD and isometrics, structural and civil foundation drawings. Piping quantity assessment, manpower & machinery estimation. And Coordinate with other equipment technicians to improve integration of multiple systems within large buildings.
• Provides advice and guidance on air conditioning and refrigeration issues, supervision of the continuous evaluation and repair of refrigeration equipment as well as water cooling, and air systems, as well as to the installation, replacement, inspection, adjustment, repair and routine cleaning to refrigeration and air conditioning, and controlled environmental systems.
• Retains familiarity and knowledge of various valves, pumps, air controls and handling units, coils, compressors, condensers, pipes, pneumatic and electrical controls, pressure gauges, exhaust fans, ventilation units, etc.
• Possesses knowledge of Mechanical engineering, Execution of Plumbing and Fire Fighting Services (Water Supply, Sewerage, Drainage, Fire Sprinklers, Hydrant system).
• Responsible for safety, productivity, and project management
• In-depth knowledge of servicing and performing preventive maintenance of rig equipment.
• Carry out mechanical, pneumatic, and hydraulic installation, maintenance, and repair in a safe and prudent manner.
• Skilled in performing welding, operating crane, plumbing, and pipefitting
• Ability to read and interpret mechanical blueprints and service manuals of equipment spare parts
• Diagnosing faults, servicing, and carrying out necessary repairs on air compressors, pumps, and diesel engines
• Observing and implementing safety measures on assigned rig
• Creating, maintaining, and updating daily log on routine maintenance work
• Investigating breakdowns, determining spare parts required, and performing repair
• Perform daily inspections and maintenance on mechanical equipment.
• Maintain and repair mechanical systems and equipment i.e. Generators, prime movers, air and water system, lubrication, and fuel system.
• Troubleshoot and repair faulty mechanical, pneumatic, and hydraulic equipment and tools.
• Rig Dismantling and Erection work on Land Rigs.
• Monitoring of Project Progress- Progress Monitoring (Daily, Fortnightly & Monthly DPR) of complete Project. Timely submission of various Reports regarding project status to Project Manager, Program Manager and Business Head.
• Experience in the field of fabrication, Erection, Testing and commissioning of Piping made out of Exotic metals like Stainless steel, Carbon steel, Low Carbon steel, cast iron etc. as per ASME, BS, IS & API STANDARDS.
• Regular visits of unmanned platforms, Process plants and Taking care of all production / maintenance activities on day to day basis.
• Repairing and Maintaining Mechanical Equipment - Servicing, repairing, adjusting, and Testing machines, devices, moving parts and equipment that operate primarily the basis of mechanical principles.
• Good knowledge in Fire Prevention & Fire Fighting, Elementary First Aid, Maintenance, Fabrication, Erection, and Testing of piping and structural items, Welding, QA-QC, NDT processes, standards and procedures.
• Preparation of different types of work permits for the mechanical activities, attend the permit to work training classes, identify and control the hazards, site with client, preparation for site audit etc.
• Maintenance execution of all static Equipment’s - Heat Exchangers, Columns, Pressure Vessels, Heaters, Tanks, piping etc. and fabrication of pipelines.
• Comprehensive apprenticeship and work experience in: Fitting, turning, general machining, welding, tool room, clean room, plus rigging, slinging and crane operation.
• Prepare maintenance programs, including shutdown campaigns to ensure technical integrity, safe/reliable operation and maximum availability.
• Interpretation of welded pipe joints, plate joints by carrying out MPT/UT/LPT/RT tests
• Site Supervision and Inspection of site for maintaining Quality of the work with Safety.
• Working on site with all safety rules and procedures by following SOP.
• Lead as a Site Engineer in Piping and Fabrication of Structures as per Requirement by the Client.
• Need to Plan and schedule projects, estimate time and materials, supervise subordinates, maintain records and files and prepare reports.
• Project planning and design, Billing, ordering.
• Responsible for day to day site work of domain engineering as per plan.
• Executed Hydro test and Pneumatic test for the spools at site and shop.
• Maintaining the QA/QC records.
• Overseeing quality control and health and safety matters on site.
• Attend Pre Tour and Pre Job safety meeting.
