Provides technical and engineering leadership in monitoring of Testing & Inspection activities as per O&M and OEM data to confirm plant performance meets established standards, operating goals, permits, and contracts and to identify improvement opportunities.
Supervision, monitoring and coordinating of all Testing & Inspection activities which include maintenance, inspection and testing of static and rotating equipment to ensure works carried out is in accordance to guidelines, instructions, procedures as per OEM manual and good Engineering practices.
Inspection, adjustments, parts, replacements, overhauls of fans, pumps, air heaters, and other plant significant equipment and auxiliaries.
Final handover of shutdown activities and documents.
Perform other related work as required
Supervision of multi-skilled field technicians, and other technical support staff to ensure efficiency in the operation.
Responsible for the maintenance of all equipment in the building such as, chillers, cooling towers, fan coil and air handling units, standby generators, chilled and potable water pumps, BMS, fire protection and alarm systems, and the smooth operations of the technical facilities.
Schedules, monitors all service providers preventive, breakdown maintenance as per contract.
Work with field staff to remedy problems/situations that arise.
Analyze facility problems and directs action to be taken
Provides technical advice in facility maintenance and safety concerns
Monitors and support tenants reconstruction works
Prepare technical, incident reports for any equipment breakdown and other related incidents in the building.
Manages work orders thru the computerized maintenance management system.
Ensure proper creation, planning, update and closure of work orders
Generate and manage walkthrough defects, preventive and breakdown work orders
Responds to client inquiries and complaints
Follows up with clients to ensure customer satisfaction
Ensure continuous improvement in Operation and Maintenance Department
Perform other related work as required
Reports to the Chief Engineer/Property Manager.
Develop, plan and monitor preventive maintenance schedules. Provide technical support on maintenance activities and equipment operations.
Plans, coordinates, resources and supervises all maintenance activities, including preventive, predictive and breakdown maintenance performed by in-house and service provider/contractor.
Identify and resolve technical issues/problems to meet project objectives.
Leads a team of electro-mechanical technicians in troubleshooting, preventive maintenance, and breakdown maintenance work in the area of Air-con, HVAC, and other building equipments. Ensures that planned preventive maintenance of equipments is carried-out as per schedule.
Evaluate the daily planned preventive maintenance report of in-house technicians, as well as service report of contractors to equipments which are under contract with service provider.
Supervise team of contractors to perform preventive maintenance and breakdown maintenance work.
Manage, check and inspect all building equipment and facilities to ensure smooth running of the operation and efficiency of the equipment.
Coordinates with service providers/contractors on content of quality related matters and resolve issues.
Monitoring contractors and suppliers workmanship, material receiving, inspection and preservation of material for quality control compliance. Verifies/review work completion report per project requirement prior to acceptance.
Prepare and maintain maintenance logs and records, justifications and expenditure requests as required.
Prepare technical report for any equipment breakdown provided with recommendation and/or prior to purchase requisition of parts for management review and approval
Perform all assigned works so as to ensure the safety of the buildings, tenants and conditions operation of the site
Interface and work with others throughout the company.
Inspects the plants indicating/recording instruments, relay control panels and alarm indications
• Monitor and analyzes plant performance thru the data displayed by the unit PLC computer

Plans and coordinates on-site MEP activities to comply with owner contract document, government specifications, requirements and codes
• Direct oversight, monitor the work of various trade MEP contractors if lagging behind the target completion and submits report on causes of delay and recommendation.
• Conducts internal audit to ensure quality control requirements are met and recommends acceptance or rejection of all work in process as well as completed work items in compliance with project specification code and standards
• Implement and aggressively enforce company safety program and practices to create a safe and healthy work environment
• Assist in the review and processing of MEP shop drawings and other submittals
• Maintains full time inspection especially during concreting works to verify and ensure that necessary block-outs provision for Mechanical works has been provided prior to concreting.
• Closely liaison with project superintendents to ensure smooth interface and sequencing of MEP systems and various trades
• Checking of plumbing, air duct, fire protection and HVAC system installation with reference to project specification code and standard.
• Submits work status report and prepare an accomplishment evaluation for a certain period of time.
• Coordinate with Project Management team, Civil, Architectural and Electrical Department for any conflict between plans and installation of Mechanical/Plumbing equipments.
• Hydrostatic testing of Sanitary and Mechanical piping system and smoke testing of ductworks.

• Conduct project, fire and safety audits together with hazard identification and risk management program
• Initiate and coordinate accredited training program of occupational health and safety committee member, first aid officer and organize employee training programs

•Check all delivered materials at jobsite to ensure quality of materials and compliance with the specified brand/rating.
•Facilitate problem solving as may arise between MEP sub-contractors during construction.
•Validate design issues related to Mechanical, Plumbing, Fire Protection and suggest alternative solution.
•Plans MEPPF system interrelationships, construction sequencing and project schedule.
•Assist in the receipt and review of Mechanical/Plumbing Shop and for construction drawing submittals.
•Log and post all MEP changes and as-built information on field drawings.
•Manage the design brief, detailed design development, coordination of installation works of HVAC equipment’s such as: Chillers, AHU, FCU, Chilled water pumps, testing, commissioning and handover.
•Close coordination to MEP contractor to deliver the relevant scope on time, within budget and to the required design specifications and protocols.
•Manage the review of Mechanical/Plumbing material submittals, approvals of all materials, and evaluates all revision of works.
•Represent company in client, supplier, and MEP contractor meetings and negotiations.
