Position :( Facility Management Coordinator )
DALMA MALL
( Musaffah, Abu Dhabi )
- Ensures the soundness of safety and security of the Building .
- Incharge of the maintenance, repair and improvements of the building.
-Supervision of maintenance team personnel and other responsible for these function. - Oversees all activities that affects the physical environment of the team.
-Confers with all departments heads and tenants - retailers to identify areas of concern
and prioritize projects base on need.
-All Safety Issues are commonly given top priority. -Reviews and approves request s
from different departments, effectively plans projects for minimal disruption and hires
necessary vendors and contractors.
-Budget development and execution as is ensuring labor and materials costs within
guidelines.
- Coordinate with ongoing contractors / outsource / subcontractors within building
modifications and MEP repairs.
-Daily monitoring of BMS system in facing the sudden breakdown of HVAC system-
Electrical system-Fire Alarm system-Fire Fighting system - Potable water Pumps-
Emergency power Generator / UPS and attend the Fault.
-Prepared and scheduled the Plan Preventive Maintenance of the said equipment .
- Attending and assisting tenant of emergency equipment break down request prior with
the approval by FM head / Leasing / Tenant coordinator / operations.
-Assisting of Leasing department requedt of Tenant as per required MEP modification.
- Direct annual budgeting and planning process for the organization's annual budget with FM.
- Reconciling monthly activity, generating year-end reports.
- Maintaining Intersection's archival and administrative files.
DUTIES AND RESPONSIBILITIES
- Engaged in the overall installation, repairs, maintenance of building equipments such
as telecom equipment : PABX, Electrical Works - Motors and controls, Fire Alarm
System - Mechanical Works - Fire Fighting System, Civil Works and HVAC System Emergency Generators ( ATS & UPS ).
- Report directly to the Maintenance Manager and engage with the alignment of other
departments - Shopping Malls Management ( Marketing, Leasing, Legal ).
- Scheduling of Plan Preventive Maintenance and check list of the said Equipment.
- Preparation and providing the monthly report base on Corrective / PPM was carryout
from Outstanding to Significant Accomplishment.
- Input/log on day to day events/PPM at Computerized Maintenance Management system
( Miquest, Oracle - Job Orders and spare parts ).
- Study and make some modification an proposed new project.
- Plan, estimate, execute and take off materials on new project.
- Routine inspection of all building equipment and evaluates / recommends base on
equipment condition / ( Snag List ).
- Participates on installation on new equipment within the residential and commercial building.
- Supervised / give technical assistance to other maintenance staff.
- Coordinate and attend minutes ( subcontractors and department projects reviews and
modifications of ongoing and incoming projects ).
- Contribute organizational planning and strategy as a member of the management team.
- Provide initiatives in the management team and organizationally that contribute
operational excellence.
DUTIES AND RESPONSIBILITIES
o Engaged in the overall installation, repairs, maintenance of building equipments such as telecom equipment, PABX, Ericsson Unit, Panasonic
Unit, Nitsuko Unit Etc. Water Treatment Plant, Electrical Devices, Motors
and controls, Kitchen Equipment, Laundry Equipment, Paging System and
Fire Alarm System - Fire Fighting System and Emergency Power Generator / ATS / UPS.
o Report directly to the Chief - Head Engineering.
o Scheduling of Plan Preventive Maintenance of the said Equipment.
o Study and make some modification an proposed new project.
o Plan, estimate, execute and take off materials on new project.
o Routine inspection of all building equipment and evaluates / recommends
base on equipment condition.
o Participates on installation on new equipment.
