To strictly implement the House rules: Develop detailed property house rules and ensure that this is presented to and approved by the property owners. Constantly review house rules and propose any revisions for the benefit of the property.
Safety and Security: Develop a detailed security plan for the property with the assistance of the Commander in Charge. Orient the security force on the house rules and other special instructions in the property.
Technical Operations: Ensure that the property engineer develops and implements systems necessary to maintain the property and all machines and equipment.
Administrative Operations: Ensure that all administrative assistants are able to take charge regular operations in the absence of the Property Administrator. Prepare all the requirements and coordinate schedule of all meetings of the Board.
Government Requirements and Other Legal Matters: Ensure that all government requirements are complied with.
Finance - Revenue Management: Ensure that all revenue and expenses targets are met. Determine and implement ways to increase revenue and collection and decrease the receivables and controllable expenses.
Budget Preparation: Develop an annual operating and capital expenditure budget for the property.
Prepare monthly board meeting reports to the Board of Trustees
Create enjoyable activities for the homeowners: ( Christmas Party, Halloween Party, and the likes)
Coordinates and endorse all the proposals to the BOT's
Plan and execute the General Membership Meeting for the Project
