Job Description as Head of Technical & Project Division (Direktur Teknik & Proyek) & GM for Regional 3 - Manado, North Sulawesi.

To control all the technical aspect and AKR Land projects within Indonesia.

• Lead & Manage design management stages, oversee appointment of Structure Consultant, Architect Consultant, MEP Consultant, Interior Consultant. (appoint the Consultant)
• Lead & coordination among department of C&C, DDT & TSS (C&S and MEP) in ensuring the approved budget is sufficient to become execution budget. (cost & budgeting)
• Lead coordination among department and others Business Unit and external parties such as Consultant also support the legal department within the technical aspects.
• Lead to plan & scheduling projects, making Master Schedule & phases program, control the pre-construction stages within the time frames.


GM Regional 3 Manado - North Sulawesi.
Control & oversee all the Business Unit activities i.e.:
• Township BU, coordinate with Estate Manager
• Real Estate Project Development, control & Oversee the Contractors, Marketing & Collection
• Hotel BU, coordinate with the GM Hotel Operational (Accor)
• Mall BU, coordinate with Mall Manager
• Golf Course BU, coordinate with Golf Manager

Development Management, Technical & Project Division

A. Pre Construction
1. Lead & Manage design management stages, oversee appointment of Structure Consultant, Architect Consultant, MEP Consultant, Interior Consultant. (appoint the Consultant)
2. Lead & coordination among department of C&C, DDT & TSS (C&S and MEP) in ensuring the approved budget is sufficient to become execution budget. (cost & budgeting)
3. Lead coordination among department and others Business Unit and external parties such as Consultant also support the legal department within the technical aspects.
4. Lead to plan & scheduling projects, making Master Schedule & phases program, control the pre-construction stages within the time frames.
5. Lead to make Contract Packages, tender schedule, ensure the tender process is in place.
6. Lead Coordination meeting & communication with the Marketing department and other Business Unit related to the technical matter.
7. Lead and ensure that the Check Point is apply accordingly for every single step with QAQC Department.
8. Lead the logistic & procurement to prepare the materials schedule, clarification, order and delivery schedule.
9. Arrange and prepare the manpower / staff for project execution.
10. Sign the contract agreement on the behalf of BOD.

B. Construction Period
1. Ensure the pre-construction stage on site is executing accordingly, such as: soils investigation, fences, test piles, etc.
2. Guide the PM for phasing program, control schedule and construction sequences
3. Ensure the projects control the budget and identify the potential extra cost at the earliest stage.
4. Ensure the PM track expenditure and maintain the proper record.
5. Ensure the daily, weekly and monthly report is recorded.
6. Ensure the PM solve the site problems that arise during construction stages
7. Lead the PM meeting, report the project status summary to BOD, highlight the issues and solve the problems arise.
8. Coordination & communication among the Business Unit related with progress on site.
9. Ensure the PM establish the safety according to the standard requirement
10. Ensure the PQP (Project Quality Plan) is established
11. Ensure that the Check Point is apply accordingly for every single step with QAQC Department
12. Select, train, motivate and evaluate assigned staff on site
13. Control the delivery materials within the Head Office procurement
14. To ensure the projects are executed in accordance with the approved budget (within deviation tolerance).
15. Control the contract administration including the changes, Variation Works, progress approval, payment, etc.


C. Handing Over Period
1. Ensure the system is running well and the product is good and acceptable
2. Coordination with the BU (Business Unit) related to HO (Handing Over) procedure
3. Arrange on site meeting with the BU related the HO
4. Apply the HO forms which have been prepared and agreed with all parties (all BU)
5. Ensure that the Test & Commissioning have been passed and the product in a good quality
6. Lead the join inspection with the BU related
7. Ensure that the permit and any other legal items have been finalized accordingly.
8. Arrange the staff assignment.
9. Ensure that the defect list will rectify within the agreed timeframe.
10. Maintain the good relationship with the other BU.

Deliver the projects in good quality, accepted by the Client, within the approved budget and agreed timeframe.

The Road Map / Over All Time Frame is showing the all activities from A to Z of the project in connection with all parties related to their own responsibility will be delivered upon request.
