Responsible for achieving operations and maintenance of all services on site as well as sub-contractor services Detailed follow up and coordination with project management and contractor on snagging issues for handed over units to obtaining Owner satisfaction. Reporting to the Facilities Manager, with overall maintenance responsibility.Green
Liaising with internal and external service providers to obtain the best service that meets landlord and Residents expectations.
Coordinating all aspects of all building defects, infrastructure, landscaping, irrigation system, swimming pools, Recreation Centers and other water features and fountains.
Conducting periodic inspections of facilities to review work in progress, critically inspect the work of maintenance staff and contractors to ensure that work conforms to specifications and standards; daily inspect facilities to ensure facilities are properly maintained and provide a safe environment for users.
- Meeting owners and managing hand over process and defects liabilities period for the new building (flats& villas).
- Reviewing the current policies and plans to improve upon the existing quality standards.
- Preparing monthly reports, and annual facility inspection reports.
- Managing the project F.M team and set the target and time of them.
- - Assist in the tracking of expenditure on maintenance and maintain log records of work performed and materials used.
- Directing and planning essential central services such as reception, security service maintenance, mail, archiving, cleaning, waste disposal and recycling service.
- Preparing monthly & quartly enrgy reports in order to comply with the budget and compare with the accual.
- Preparing the yearly budget of the project in parallel with facilities services & expected costs accordingly.
