Maintenance of MEP system, Building Management Systems (BMS), Water-cooled Chillers, Cooling towers, VFD operated Pumps, PHE’s, AHU’s, FAHU’s, FCU’s, Pressurization units, Extract and Supply Fans, Split units, Fire alarm and Firefighting system, Electrical Equipment’s, Generators, PLC controlled lighting system, Elevators, Water features, Water supply system, Drainage systems and Civil works.
Technical service and operation maintenance for the BMS and HVAC control system.
Monitors all soft services like façade cleaning, Canopy cleaning, general Cleaning, Security, Valet parking, Landscaping, Waste management and Pest control.
Internal Auditing and preparation of ISO documentation.
Complete supervision and coordination of tenant fit outs.
Monitors all service providers as per contract.
Planning, Scheduling and executing the jobs.
Ensure the timely execution of preventive and reactive maintenance.
To coordinate with Engineers, supervisors, technicians, workshops and outside vendors to complete facilities maintenance tasks.
Generate Preventive Schedule Work orders for Scheduled Maintenance Works for around 50 sites.
Maintaining an inventory of all MEP equipments with maintenance and cost history.
Track and report on critical data associated with service requests, such as repair costs, response time, and work history.
To create accurate input for assets into the CAFM/CMMS for data records and reports (manual & computerized) in accordance with Company procedures
To ensure that asset data is correctly entered, stored and maintained.
To input asset data and planned maintenance into database program
To provide Planned Preventive Maintenance (PPM) work orders, in accordance with pre-program of work.-
To raise Reactive Maintenance (RM) work orders for technical staff
To interrogate data records (manual & computerized) as directed for accuracy, legibility or damage.-
To auto generate reporting data on PPM and RM carried out to ascertain status.-
Creating Asset Barcodes for all MEP Equipment’s in the various site based on the Client Requirement.
Having Ample Knowledge in Enterprise Resource Planning (ERP), Concept Evolution, and CMMS etc.
Explaining the function & Operational procedures of the PDA Machine to all technicians.
Preparing monthly report and related system documentation for all sites.
Preparing Letter Correspondence with Client.
Skills in MS- Office Package,
to interact with customers, Effective Communication in English, attending the complaints ets
