• Responsible for effective Operations & Maintenance of all MEP works in the Mall.
• Regular monitoring the PPM Schedule, PPM activation & status of the PPM job completed.
• To assist the FM Manager for additional jobs, prepare scope of work and go through complete process of tendering until completion of job as per the standards of Owner / Operator.
• To prepare (sub-contractors) AMC scope of work and go through complete process of tendering until completion of job as per the standards of Owner / Operator.
• Regular monitoring of AMC Sub contractors to follow up the PPM program schedule and attending break down complaints if any.
• To assist the FM Manager to look after the complete mobilization process of the mall for better handing over from the Main contractor/ Consultant to FM.
• Coordinate with the Owner to check for the asset commissioning, testing and completion reports and prepare the snag list to coordinate with projects team to rectify which is under DLP.
• To handle all the MEP related jobs for tenant retail delivery of the mall; review / approval of drawings & fit out inspections.
• To understand the behavior and operation process of newly constructed building with
• Modern equipment’s to train the direct/ indirect staff for future maintenance
• To perform condition analysis and prepare condition report for all the assets/equipment’s installed in the building.
• To collect and verify the list of assets and do the asset capturing so that it can be entered into the CAFM system for planning of future maintenance as per the contract
• Oversee the service, operation and maintenance of all civil engineering services including masonry, carpentry, painting, roofing, architectural, and structural, roads and infrastructure.
• Analyze the data collected from energy center, building management system and day to day operations to prepare the plans for saving energy.
• Analyze BMS data for efficient cooling in mall common area and implement energy saving methods.
• Tool box talk, training, and implementation of HSE policy.
• To organize, supervise & implementation the in house / outsourced maintenance team to attend the regular complaints.
• To prepare and confirm the recommended materials, tools, equipment's & spare parts that are needed to ensure that all the systems will have smooth operation without any interruption.
• To Prepare HSE report for tenancy area and coordinate with tenant
• Doing value engineering and overall study of job once the job is awarded
• In depth study of system design and to raise request for information if required.
• After award of project to MEP contractors Review the submittal and drawing submitted by contractors before forwarding to consultant/client.
• Plans and coordinates all on-site MEP activities to comply with applicable owner contract documents, engineer and government specifications, requirements and codes.
• Following up with subcontractor for progress submission of drawing/material submittal and there after work at site.
• Performing internal quality audit at subcontractor and supplier for implementing quality management system.
• Attend project progress meetings.
• Attending the work inspection with consultant/client.
• Advise the Project Director of any technical aspects of the MEP services that may affect construction progress.
• In conjunction with the document controller, ensure that the filing/logging of the MEP documentation is undertaken in line with the project handbook and continually monitor the same.
• Provide advice to the MEP Manager in regard to any MEP services related variation costs that may be claimed by the Contractor during the course of the works.
• Maintaining quality to avoid any Non conformance report.
• Set up meetings to resolve specific site problems as required to minimize program delays.
• Implement and aggressively enforce company safety program and practices to create a safe and healthy work environment.
• Preparing all the MEP coordination drawing before starting of actual work at site.
• Associated with quoting of different types of Projects - Tender Stage. Engaged in Specifications, Bidding, Contract Master Schedules, Transmittals, Variations, Construction Administration Management and Site Supervision System, Risk Analysis, Progress Status, Snag Listing, Commissioning, As-Built and HANDOVER of the Project.
• After project is awarded sending enquiries to MEP contractor for the quotation.
• Comparing the quotation received from different MEP contractors for the compliance with scope of work specification and drawing.
• Preparing the comparison sheet for all the quotation received.
• Arranging and attending the technical discussion with respect to the quotation received from subcontractor.
• Site survey, Inspection Estimating and Finding the total quantities of material required for the projects
• Installation of all HVAC equipment such as AHU, FAHU, PAC, Exhaust Fans, Jet fans, Chiller, Pumps, and all associated Ductworks/Piping System.
• Installation of plumbing services for drainage and water supply as per plumbing standard.
• Job meeting &coordinating with consultant/client/sub-contractors during execution of project
• Inspect the sites regularly and get assured that work progress as per the specification & also as per project schedule
• Organizing and establishing quality management process for project.
• Preparing QA/QC form and inspection checklist.
• Performing internal quality audit at subcontractor and supplier for implementing quality management system.
• Maintaining quality to avoid any Non conformance report.
• Inspecting the material submittal before submitting to consultant.
• Raising inspection for incoming material before installation on site
• Doing daily inspection for ongoing work.
• Raising all the necessary inspection and doing all the required documentation.
• Raising inspection for the ducting work before insulation and after insulation.
• Checking of plumbing system for quality and raising inspection to the consultant.
• Ensuring that the work is completed to the required specification and quality of client.
• Generating snag list for finish work and ensuring that the sang are satisfactorily taken care before final inspection by client representative.
• Preparing Data sheets for air conditioning & Ventilation area
• Heat load Calculations as per ASHRAE standard
• Bill of Quantity preparation checking
• Preparation & monitoring of the daily program of work & coordination with other services.
