Conduct regular routine inspection of all building equipments, facilities and common areas ensure compliance with housekeeping and maintenance standards.
Ensures all parts of the building comply with the existing building design and standard and local code requirements.
Plans and schedules work schedule ensuring that repairs are done on time and with minimal or no interruption to building service and operation.
Oversees the activities of contractors regarding renovation, expansion, equipment installation and rectification. Reviews plans submitted for fit-out/renovation. Ensure that building specifications and restrictions are complied by tenants and contractors.
Initiated monitoring of activities and keeps records of preventive maintenance programs conducted by contractors/suppliers responsible for the upkeep of elevators, generating sets, cooling system, and other mechanical, electrical and electronic equipment.
Checks availability of critical spare parts for the building and advise Chief Engineer accordingly.
Ensures that all house rules and regulations pertaining to security, move-ins and move-outs of tenants, and other related policies are strictly implemented.
Amenable on a 24-hour, 7-day on call-basis as principal respondent to emergencies and extraordinary incidences that may arise in the building.
Monitors monthly building Power and Water consumptions.
Update equipments history monitoring where all parts replacement, preventive maintenance program, and cost analysis are recorded.
Conducts a quarterly physical inventory of the existing building maintenance tools and equipment and ensures that these are all accounted for.
Holds monthly meeting with maintenance staff to plan, organize and provide direction in proper execution of work assignments.
In-charge of unit owner’s concerns.
Performs any other duties as assigned by the Chief Engineer and Building Manager.
Conducts on-site inspection of electrical equipments and devices.
Responsible for coordination to the client to conduct electrical works, ensure electrical safety, implementation of services as per scope of work, planning for precise and organized work and documentation.
Conducts preventive maintenance in substation (electrical equipments and devices)
Performed complete testing of power transformers, instrument transformers, lightning arresters, disconnect switches, power circuit breakers (SF6, VCB and ACB), XLPE power cables.
Conducts Power Quality Analysis of electrical system and Thermographic Imaging of electrical equipments.
Prepare methodology, test reports, service reports and formal reports after servicing.
Able to analyze and recommends solutions for certain problems encounter after servicing.
Prepares and reviews shop drawings and as built plans.
Ensure that all products to be dispatched are within Quality standards.
Ensure quality of products stored at the warehouse by conducting random inspection on the physical condition of products.
Ensure that all requested finished product tags are well prepared.
Ensure product acceptability by testing of all products based on Quality Assurance Plan, policies and procedures.
