• Responsible for all operational and Maintenance activities including all MEP systems.
• Manage all technical and non-technical direct and sub contracted services, ensuring all services are delivered in a consistent and compliant manner.
• Routinely inspect all contracted services to ensure performance measures are being maintained.
• Report any incidents within the time frame as set in the escalation matrix.
• Support stores in Identifying and Sourcing Spares & Consumables for all equipment’s and maintaining optimum inventory.
• Establish contract specific continuous improvement strategies which promote efficiency, energy reduction and best practices.
• Support / execute Champion the implementation and support the use of CAFM on every contract and use it to report proactive and reactive performance.
• Act as a role model for people management processes ensuring they are followed to clarify objectives, actively management performance and develop skills.
• Participating in FM audits, IMS Audit, External Audit for ISO 9001:2008, ISO 14001:2004 and OHSAS 18001:2007 accreditation and certifications.
• Support the development of business wide FM initiatives including contract renewals and cost reduction strategies, contract management plan and customer improvement plan.
• To Achieve safe, consistent, compliant and excellent delivery of FM services in accordance with contractual SLAs and KPIs; considering ensuring energy conservation, quality management, budget targets and programme constraints imposed by the Senior FM and the Client.
• Operation and maintenance of 33KV/440V Substation, HT control panels, HT circuit breakers (Vacuum) & LT circuit breakers (Air) with auto changeover system.
• Developed, implemented and directed the site for preventive and predictive maintenance program, including daily scheduling and planning of maintenance activities.
• Prepare and review engineering plans, quotations, designs and circuit diagrams for projects.
• Technical and incident report writing and preparing monthly reports for client of daily performance to achieve 100 % KPI.
• Operate BMS system for required rectification in Lighting and cooling system
• Provided leadership and coaching to a staff of 30 maintenance personnel for daily activities
• Leading the team and other contractors for daily work flow includes Preventive, Reactive, Breakdown and Repair work that ensured a “safety first” philosophy.
• Done maintenance of Electrical units, AHU, Chiller plant room, Cooling tower, ETS and other technical facilities
• Providing SOP for Team.
• Co-ordinating with Government utilities company like TNEB for power maintenance and shut down.
• Preparation of Monthly Reports.
