-Client engagement in all aspects from initial approach, job scope discussion, service fee negotiation, proposal preparation, work progress update & discussion to after service follow-up.

-Carryout property inspections while considering property type, use, status, structure condition, care taking level, state of repair & maintenance, services and amenities.

-Taking property measurements to determine Built-Up-Area, Gross Internal Area and Net Internal Area depending on nature of the property and purpose of valuation.

-Interacting with tenants, property manager, facility manager, Project manager/site manager (for under-development property) to understand tenant’s review and satisfaction, management quality, MEP and amenities maintenance status, property financials, development progress, project development progress, material and cost.

-Review provided documents for valuation purpose such as Title Deed, Sale Purchase Agreement, Lease agreement, Income Statement, Floor Plans, Area Statement, development/construction contract, facility & property management contracts and operating agreements for hotels.

-Carryout real estate market research on rental rates, transactions prices, development cost, market position and trends, hotel’s ADR/RevPAR/occupancy rates, Cap rates (yield).

-Apply appropriate valuation approach such as direct Market Comparison, straight Income Capitalization, Discounted-Cash-Flow, Cost Approach or Residual Method of valuation depending on nature, type and status of the property to be valued.

-For investment and acquisition valuation, I carryout due diligence, I do analysis to determine projected cash-flow (discounted), exit value, NPV and IRR. I also recommend suitable acquisition approach in terms of finance by determining suitable Loan-to-Value ratio and amortization based on given interest rate for safe investment Debt-Coverage-Ratio with relation to the property's Net Operating Income to achieve highest cash-on-cash return on investment.

-Strictly followig valuations’ International Best Practice and Standards set by RICS & IVSC

-Client’s consultancy on Best-Use development planning, suitable project-finance facility, rental rate and selling price bench-marking, property leasing/selling planning and approach, leasing terms to maintain fair market rent and property value over investment period, investment exit strategy, property yield improvement, market performance and expected trends with relation to their investment property.

-Maintaining department’s key performance indicators for optimum service quality, timely performance, operation cost effectiveness and maximizing department return.

-Prepare monthly department’s performance report.

-Prepare monthly transactions report for social media publication.

-Communicate and coordinate with accounts department regarding departments financials.

-Assistance and cooperation with brokerage and property management departments in client engagement, tenant screening, property viewing, lease negotiation, inspection, handover, overseas marketing brokerage outsourcing, property evaluation for management proposal, tenants care, property management performance review.
