● Supervise the timely delivery of MEP services in line with the Contractual Agreements and Obligations and Service Level Agreements (SLA’s).
● Monitor, inspect and supervise the maintenance of Special Services Equipment e.g. swimming pools, passenger lift, Fresh Handling Units, Fire Alarm Systems, etc. by authorized contractors in line with Company standards and procedures, SLA’s and agreed contractual terms.
● Establish and schedule manpower for various preventive and reactive works to efficiently execute the work in order to maximize productivity.
● Supervise the implementation of all HSE policies, processes, standard and procedures on all sites in line with contractual obligations and international standards.
● Lead risk assessment and document it prior commencing works in order to minimize/avoid accidents and incidents.
● Perform periodic inspections of maintained equipment to observe the quality of the maintenance performed and the operating condition of the equipment.
● Ensure all checklists and certificates are valid, verified and up to date.
● Develop and maintain a planning and scheduling routine and preventive maintenance of equipment, prioritizing and estimating work and technical assistance when developing job plans.
● Monitor the quality of work done by Housekeeping attendants and ensure that are all in Company’s standards and procedures.
Responsibilities as Special Projects Manager:
● Establish monitoring checklists for equipment during pre-construction, construction, and post-construction of the mall.
● Assure that all construction activities of specific mall are being carried out by following preset safety rules.
● Lead toolbox meetings and weekly construction meetings with sub-contractors to ensure timeline is met.
● Establish bill of materials, cost estimate, and construction budget as a reference for the MEPF construction of fit-out projects such as government offices located inside Robinsons Mall.
● Lead MEPF design and construction of different government offices/agencies such as PRC, Pagibig, SSS, Philhealth, and DFA.
● Participate in bidding and awarding of projects for MEPF construction of Mall and government agencies/offices.
● Participate in Factory Acceptance Test (FAT) of equipment such as Generator sets, Power Transformers, and High and Low Voltage switchgears before delivery to site to ensure Robinsons Malls’ standards are followed.
● Lead daily inspection of the Mall construction to ensure no major back jobs before turnover of the project.
● Lead Testing and Commissioning (T&C) of all equipment installed at new malls to ensure there will be no major problems during operations.
● Lead CCTV projects across all Robinsons Malls. This includes repair, replacement and additional projects.
● Lead AMR installation projects across all Robinsons Malls. Ensure that all installations are done by following the preset Robinsons Malls’ standards.
Responsibilities as Chief Engineer:
● Planned Preventive Maintenance (PM) of Mall Equipment to ensure no breakdowns during Mall Operations.
● Perform and lead thermal scanning activities by using IR Scanner across all South and NCR Malls.
● Create a budget for all Engineering CapEx and OpEx projects of Malls involving MEPF repairs and maintenance.
● Manage CapEx and OpEx budget by recording all expenditures and cost avoidance on specific projects.
● Attend all Mall Tenants' service calls which involve MEPF concerns to ensure no major concerns on tenants' facilities.
● Lead and execute Mall projects such as replacement and repair of equipment, roofing projects, and tenants' space improvements.
● Supervise Shift Engineers and Staff Engineers on daily operations of the mall.
● Lead daily toolbox talks with engineers and technicians before mall opening to ensure smooth operations.
● Ensure all contractors are compliant with safety and standards preset by Robinsons Malls.
● Manage and record Engineering supplies and stocks by establishing a record checklist to ensure enough spare of equipment parts in case of breakdown.
Establish and maintain project engineering records, including close-out reports, purchase orders, and delivery
receipts of completed projects.
● Inspect, recommend for approval and certify project completion for Mechanical, Electrical, Plumbing, Sanitary,
and Fire Protection System projects.
● Review, perform, implement, and service maintenance requests of all projects.
● Perform continuous evaluation of trends and ensure that preventative maintenance is managed at each stage of
the project and equipment.
● Report safety and security findings or deficiencies affecting electro-mechanical equipment and recommend a
resolution of identified deficiencies.
● Prepare necessary reports, analyze results, and recommend corrective and preventive actions on SM Mall utility
consumption, to ensure that all service requests in line with SM Mall utility are efficiently managed.
● Prepare and submit required maintenance reports of all facilities.
● Ensure meter and water readings are taken daily and review information to evaluate consumption.
● Maintain government permits and licenses required by Local Government Units (LGU).
● Maintain maintenance costs at reasonable levels without affecting quality and standards. Tracks maintenance
schedules on a computerized system called Computerized Maintenance Management System (CMMS).
● Attend meetings, training activities, courses, and all other work-related activities as required.
● Regularly meets with subordinate supervisors and staff to review the requirements of the day's schedule,
including all Mall tenant's requirements. Disseminates any other company-related correspondence, notices, policies, procedures, etc. Reviews schedule to estimate time requirements to ensure speed and efficiency.
