Maintenance and Facility Management Projects:

Job duties are not limited to:

1.Conduct regular site inspections and condition assessments; prepare punch lists for corrective and preventive hard and soft FM services including Civil, Fit out, Landscape, MEP works.
2.Prepare tenders and bids, including quantity take-offs, cost estimates, contractor invitations, technical and commercial evaluations, negotiations, and final selection.
3.Manage and monitor SLAs and KPIs for multiple service providers, ensuring compliance with contractual and operational standards.
4.Plan and coordinate maintenance and project activities, including budget control, quality assurance, progress tracking, and reporting.
5.Support continuous improvement initiatives to enhance asset performance, service quality, and operational efficiency.
6.Lead and manage multidisciplinary FM teams and subcontractors delivering hard and soft services, ensuring safe, efficient, and compliant operations.
7.Act as the primary point of contact for the client, consultants, and stakeholders, handling operational decisions, escalations, and performance reviews.

Project: Al-Zour New Refinery Level-1 Administration Buildings.
Duties & Responsibilities / Mina Alahmadi Refiney and Aventura residential and commercial buildings construction project
1. Supervise the implementations of all construction activities and ensuring their progress align with design specifications, project standards and safety regulations.
2. Collaborate with the project manager to secure necessary permits from governmental authorities prior to start some activities such as road closure permits.
3. Bid preparation, inviting suppliers for quoting, negotiating then selection of best offer.
4. Prepare and manage lists of required labor, materials, machines, and equipment for the project.
5. Lead and mange construction team from start to finish, addressing arising issues, provide them with support and review their reports.
6. Prepare and oversee the execution schedule for the project, ensuring alignment with project plan.
7. Prepare and review progress reports with subcontractors to ensure the project is progressing within budget and on schedule.
8. Review all project drawings to ensure they meet site conditions, and coordinate with technical department and designers for updating and getting required approvals.
9. Ensure the projects meets established standards of quality, cost and safety throughout the construction process.
10. Attend regular meetings with the project manager and all stakeholders to discuss updates, raising issues and progress on construction activities.
11. Oversee and review construction works to ensure compliance with tender, approved shop drawings, specifications and contract including the bill of quantities (BOQ) and project budget.
12. Coordination with the technical departments (MEP, architectural and structural) to solve issues which appear due to the conflict of drawings from different disciplines, site conditions and variations orders.
13. Conduct site inspections to ensure adherence to HSE regulations and develop risk strategies.
14. Coordinate with the QA/QC team to prepare Method statements and inspection and test plans for constructions activities.
15. Facilitate clear communication among team members, stakeholders, and subcontractors to ensure alignment on project goals.
16. Oversee the procurement of materials and inspect materials upon delivery to ensure they meet specifications and standards as per purchase order conditions.
17. Review and negotiate contracts with subcontractors and suppliers to ensure favorable terms and conditions.
18. Manage the punch lists and close outstanding items or defects that need to be addressed before project completion.
19. Prepare and present project completion documents to the client, including warranties, manuals, and as-built drawings for project handover.

Project: Rehabilitation of three public schools.

a) Contract value: USD 300, 000.
b) Client: Ministry of Education.

Duties and responsibilities not limited to:
1-Participating in tenders opening and evaluation of tenderers documents.
2-Daily Supervising and monitoring the contractor to ensure that works are being carried out as per scope time and specifications.
3-Conducting assessment for schools that require rehabilitation and preparing the related BOQs.
4-Reporting to the project manager, scheduling, quality control, productivity, and ensure that work is done properly as planned.
5-Communicating with the ministry of education, school managers, municipalities and local authorities when needed to properly finish the project.

-Site engineer for the civil works of the telecommunication system along the High Speed Railway project from Mecca to Jeddah to Medina, Steel towers, manholes, aerial and buried ducting for fiber optic cables, fencing, access roads, concrete pads, drainage system, excavation, raft and columns casting, backfilling, soil compaction tests.

Project: King Abdul-Aziz international airport development (Fire proofing works)
Duties & Responsibilities:
1-In charge for all daily site activities (Scaffolding, surface preparation and applying of specified intumescent coatings by spray machines).
2-Supervising and monitoring the site labor force and machinery.
3-Carrying out the work given to my team as per the scope, schedule and specifications and safety measures.
4-Daily reporting about progress to the project manager.
