Contracts Manager
• Manage all Existing Maintenance Contracts by performing technical evaluation
• Evaluate profitability and loss reports for contract renewals as basis for contract renewal costs
• Implement proactive site management based on SLAs
• Instigate proper service methodologies on the site as stated in the contract agreement
• Monitor day-to-day performance of hard and soft services manpower
• Establish Client relationships to broaden business engagements
Technical & Financial Evaluator for Business Development & Contract Renewals
• Evaluate Request for Proposals (RFPs) prior to working on actual technical evaluation
• Perform technical evaluation on all prospective facilities management sites through site visits
• Conduct site visits for technical assessment and validation of existing MEP equipment
• Coordinate with Specialized System Management (SSM) Providers for costing of Sub-contracted services
• Calculate manpower and estimate proposal costs
• Deliberate contract valuation justifications with Business Development Management and top management
• Coordinate regularly with the Business Development Division
• Set the valuation of the technical bid to be approved by the top management
• Support and deliberate on the technical presentations to the possible clients
Operations

* Manage responsibly the services of building facilities to ensure efficiency of machineries thus reducing cost and
increasing productivity
* Evaluate and coordinate work plans of contractors to warrant proper construction in accordance to building rules
and government requirements
* Prepare tender documents and scout contractors to compare costs of the required services
* Strategize potential developments parallel to the business objectives
* Oversee business contracts to tenants as client’s representative

* Manage daily monitoring of building facilities to ensure uninterrupted service to unit owners and tenants
* Strictly implement the preventive maintenance schedule to preclude unnecessary breakdowns, unscheduled
repairs and/or replacement
* Review the incorporation of facilities in proposed building constructions and existing structures based on the
submitted construction plan
* Perform actual site inspection to confirm the proper implementation of services as being reflected in the design
plan
* Provide feedback on the assessment of the structure and recommendations on the improvements or revisions of
existing and proposed building services
* Ensure the synchronization of building maintenance, health and safety, cleaning, security and space
management for every plan being reviewed and inspected
* Strictly enforce security and safety procedures including, but not limited to, Fire Alarm & Detection System,
Emergency Preparedness Program, Earthquake Drills, Fire Drills and Bomb Detection
* Responsible for submitting technical maintenance report requiring repair or replacement due to equipment or
machine breakdown detailing nature of repair/replacement supported by illustration or layout, cost estimate
supported by canvass sheets or bids from accredited contractors or suppliers, scope of work and project
duration/completion, justification and/or recommendation, and source of budget
* Prioritize technical work to be done in accordance to safety, time duration and budget
* Prepares and presents technical report pertaining to operational effectiveness to facilities and/ property
management
Warehouse Facilities Management Coordinator
• Inspect and assess all existing mechanical and electrical facilities in the warehouse
• Perform and facilitate equipment repairs to reduce downtimes and provide feedback for preventive maintenance
• Coordinate with subcontractors to perform regular maintenance and repair to minimize warehouse shutdowns
• Ensure proper implementation of health and safety policies, security, ventilation, and space maximum usage
• Monitor and demonstrate established service levels and continual study on the improvement of these services
Warehouse Planning and Material Purchasing
• Perform Inventory Record Accuracy monitoring based on the incoming and outgoing raw materials and semi-finished products in the margin of 98%
• Record results using the SAP R/3 system
• Perform warehouse management on the course of warehouse lay-outing and stacking process using the FIFO method
• Create Purchasing Orders; plan and forecast material movements based on chronological data
• Impose safety rules and regulations on the warehouse, docking areas, and subcontractors’ working areas
Office Management
• Prepare and submit daily, weekly, monthly and annual machine maintenance reports and equipment troubles
• Record maintenance history of plant equipments and facilities equipment parameters
• Coordinate with suppliers on the orders and deliveries of machine parts, equipment demonstration and price negotiation
• Evaluate work data for future references and implementation of work modification for better performance and utilization
• Attend plant-wide weekly updates and monthly subcontractors’ meeting
Quality Assurance Personnel
• Perform quantitative and qualitative chemical evaluations of products
• Confirm and sign products approval and rejection based on company standards
• Administer chemical laboratory safety awareness and practice in handling highly hazardous chemicals
* Perform mechanical works in line with industrial practice and standards
* Mechanical machine troubleshooting (turbo-generator, turbine shaft, raw water system)
* Submit weekly reports on daily activities and progressions
