Strategic:
•Develop and validate the department’s business model and business strategy.
•Set up network of information sources to proactively identify potential opportunities and secure competitor information.
•Develop the structure for services and maintenance contracts, in terms of pricing and other elements.
•Direct marketing efforts in target customer segments and markets to ensure good occupancy rates.
Planning:
•Develop a transition plan to establish the department as a separate profit center.
•Develop the 5 years Budget, Forecasting and Cash Flow.
•Establish policies and procedures for selection of service providers / outsourcing business partners and oversee quality of outsourced services.
•Set up costing and revenue recording systems for service and maintenance contracts.
•Structure services level agreements for providing property management services for owned properties.
•Establish policies (including escalation procedures) for defaulting tenants.
Operational:
•Reporting Operational and Financial Performance, and Analysis of Potentail Investment Vehicles (ROI, IRR etc)
•Monitor Operational performance of all functions
•Oversee the costing and revenue recording systems for each services contract and monitor services contract performance.
•Manage client relationships, obtain feedback from clients on a regular basis and resolve client conflicts.
•Identify requirements for outsourced services for each services and maintenance contract.
•Identify potential services and maintenance providers / outsourcing business partners ensuring quality of services/maintenance provided is as agreed upon in the contracts.
•Oversee Occupancy and Lease Management activities for all properties.
•Develop Marketing Strategy to increase occupancy rates by attracting potential tenants.
•Monitor rent collection for all properties under management.
•Oversee property Maintenance activities (including frequent surprise site visits).
•Manage all aspects of Operations, such as obtaining permits for enhancement / repair jobs, conducting repairs and regular maintenance (preventive and upon demand).
•Ensure compliance with all civil and other regulatory requirements.
•Liaise with Legal Consultants to review all legal documentations and contracts.
•Track renewal of services and maintenance contracts.
•Follow up the Payments for all Services and Maintenance Providers and Rent Collection.
•Track rent delinquency and tenants on defaults. Propose appropriate course of action.
•Track Lease Aging of all Lease Agreement to ensure right of rent review is maintained.
•Track Profitability, Occupancy Rates and Pricing of all properties to ensure its optimal performance.

•Managed Commercial Properties, Office Buildings, Mix-Use Properties and Residential Properties across different regions in Kuwait and GCC.
•Managed more than 500 tenants both corporate and individuals, of diverse background within the company portfolio.
•Leased From Development Stage (Off-Plan) to Completion until Achieving Full Occupancy the following properties developed by the company; Omniya Centre (Salmiya), Star Mall 12 (Al Rai), Star Mall 13 (Al Rai), Alya Center (Al Jahra), Sahari Mall (Al Jahra), Maha Center (Al Jahra), Shayma Tower (Mirqab - Kuwait City), Waha Mall (Al Dhajeej), Mahboula Camp 1 (Labor Camp comprising 8 buildings), Mahboula Camp 2 (Labor Camp comprising 10 buildings), Mangaf Building A&B (Residential Property).

• I have developed an excel-based trading platform that can be used in any stock market in the world. Based on complex algorithms and other mathematical systems which are proprietary.
• The system is basically a High Frequency Trading platform that was put to the test against 1 minute historical data for 2015, 2016, 2017 and 2018 generating a solid IRR for selected high liquidity 20 stocks.
• 4 Years AVERAGE IRR = 265%(2015, 2016, 2017, 2018)
• The excel files contain the formulas and strategies to achieve the described results.
• Since nowadays trading software rely on very high speeds, it is imperative to integrate or export these formulas and strategies into an IT software capable of scanning tick by tick live trading data to execute the buy or sell signals instantaneously or as fast as possible.
• The system will serve better if it operates on a super fast/super computer capable of handling thousands and thousands of transactions and calculations in time frames below the second when necessary, on a tick by tick basis.
• The high returns achieved again and again and again, against 1 minute historical data from 2015 to 2018 from 20 high liquidity selected stocks with almost 80 gigabytes of information is indisputable proof that system works as a “money making machine” as long as it is able to execute the buy and sell orders at desired volumes. The ability to actually execute a buy or sell order cannot be mathematically quantified as it depends on external unknowns, therefore the assumption is that all buy and sell orders are actually executed.
• The purpose of assuming completion of all buy and sell orders is to analyze the ability of the system to indicate desirable entry and exit pricing positions.
• The system indicates clear buy and sell positions which if executed, proofs again and again and again the profitability of the system.
